Detailed Description
Situated in a picturesque rural hamlet nestled in 1.2 acres of beautiful well stocked gardens, grounds and paddock is Rosenannon Cottage. Thought to date back some 200 years, Rosenannon Cottage oozes charm, character and history juxtaposed by a considerate contemporary style and an impressive architectural intervention.
The current vendors have not only completed a top down scheme of renovation and refurbishment but have extended the property by over 860 square feet with a complete aesthetic departure in design form and material palette.
The internal accommodation has no less than four contrasting reception rooms across the ground floor, two of which have wood burning stoves. The kitchen, found in the contemporary extension, has a bold palette of colours and textures, a vaulted ceiling with A frame beams and an abundance of natural light. The subtle modern kitchen is complimented by granite work surfaces and oak to the central island and accompanied by a walk-in larder, a gas Range cooker and integrated dishwasher. The ground floor is complete with an inviting reception hall, utility room, boot room and cloakroom.
The first floor of the original cottage has three bedrooms and a family bathroom. Two of the bedrooms are generous doubles with the third considered a single.
Within the first floor of the new extension is the master suite, complete with a large double bedroom and a beautifully appointed en-suite shower room. French doors open to a private terrace and a wonderful view across the gardens and paddock.
The gardens and grounds of Rosennanon Cottage are noteworthy celebration of colour and variety with an abundance of plants, shrubs and trees, lawns and paths. Outbuildings include a detached stone barn with a wood burning stove offering huge potential to be converted into further accommodation. The barn previously had planning consent which has now lapsed. A detached garage is located adjacent to the barn. The gravelled driveway provides off road parking for many vehicles with a detached carport to boot. The gently sloping paddock has a small field shelter and detached workshop. The gardens and grounds of Rosenannon Cottage are absolutely glorious, all in all extending to approximately 1.2 acres. Services to the property include mains water and electricity, a private drainage system and lp gas fired central heating system. EPC rating E. Council tax band D.
