Seller’s Comments
'When I reserved the house in 2003 it was just a shell, no roof, no floors, just four walls. But
there was still enough of it to know that it would eventually become a great house and home.
So, I put my deposit down and finally completed in May 2004. At that time the proximity of
the station was a big draw, no longer did I need to drive and incur the additional parking
charges. But having been here now for 20 years the standout moments are always going to
be about the family and friends that have been served by the house over that time. As an
entertaining space whether it be for family Christmases or friends over for barbeques in the
garden the house never seems to be cramped. Yet it is cosy too and with its modern
standard of insulation (and new condensing boiler) you need never be cold in this house.
And just like Kenley it is a very quiet space too, a statement that I can justify, despite the
train line (see below). Being located within the metropolitan open space of Riddlesdown on
one side and Kenley Common on the other, both are part of the Surrey Hills, which in my
opinion is one of the best kept secrets inside the M25.
If the proximity of the railway line is a potential concern you may find this context helpful:
The branch line runs from Purley to Caterham. It is served by 4 trains per hour, two in each
direction. The train is limited to four coaches and that gives a pass by time of between 15
and 20 seconds... Meaning there is around just 80 seconds of train noise per hour and the
speed limit is 35 mph. As a result of all of these factors the noise intrusion is really next to
nothing against the general background which is very quiet and very green.'
