Modern family home with stunning views towards the Firth of Forth.

Description
Hawthorns sits in a spectacular elevated setting, with a fantastic layout specifically designed to make the most of the stunning south-facing views across the Firth of Forth towards East Lothian in the distance. The outlook towards the Lomond Hills to the rear are also superb. The house was built in 2009 and sits in beautiful gardens, including a wildflower garden on an upper tier.

The open-plan kitchen / dining room makes the most of the views, thanks to its full height south-facing windows, and further west facing windows positioned by the sink and food preparation area. There is a central island with breakfast bar and induction hob. Other integrated Siemens appliances include a coffee machine, two ovens, one of which is a combination oven / microwave, plus two separate warming drawers. A partition wall with an opening, separates the dining area from the snug beyond. A double-sided Firebelly log burner in between provides warmth to both rooms. Two openings from the snug lead into the sun room, from which the panoramic views are truly outstanding, thanks to the full height windows on all three aspects. A door leads out onto the south-facing terrace. From the entrance hall, a corridor leads to the studio / bedroom 5 which has north and south facing windows, with an adjacent shower room. Beyond the central staircase is a utility / boot room which is plumbed for laundry appliances and has a door out to the rear of the house. The gym / games room was once a garage, now includes a full-length wall of enclosed storage space. A separate cupboard houses the boiler, and two large Nordan doors open up to the rear of the house overlooking the tree and wildflower gardens.

The staircase, with its glass balustrade, leads up to the impressive first floor sitting room. This spacious and bright room offers the best views from the house, with a door opening onto a south-facing balcony. There is also a space ideal for use as a study area on the landing at the top of the stairs. The principal bedroom suite sits to the east of the sitting room and the bedroom itself has triple-aspect outlooks to the south, east and north. It has its own dressing room and an en suite bathroom with both a bath and a separate shower. The three further bedrooms on this level share the family bathroom. This too has a bath and a separate shower.

The private driveway sweeps up from the shared access track, past the side of the house and to the rear where there is a generous parking area. The gardens and grounds at Hawthorns extend to about 0.89 acres, and sit principally to the north and east of the house. A striking wildflower garden sits slightly elevated and immediately to the east of the house and is surrounded by shrubs. To the north of the house is a tree garden and adjacent is a garden store, bin area and the lpg tank hidden behind wooden fencing. There is a charming south-facing heather garden to the front of the house, with a flagstone terrace providing a wonderful outdoor dining area from which to take in the breathtaking views.
