A bright and spacious two-bedroom mid-terrace home, with a driveway at the front, a large garage and garden room at the rear, and 800 square foot of flawlessly finished space in between. Open your front door, turn left, and you’ll see all of the glory of Epping Forest at the end of your street. Chingford station is within easy reach, where you can whizz to Liverpool Street in just over 30 minutes. The very best of both worlds, we’d say.
If you lived here...
Behind that convenient driveway, you’ll find a fantastically proportioned home, where every inch has been considered for the optimum layout. At the front you have the reception room, which is full of natural light thanks to the generous windows and glazed door. Traditional features such as the wood burner stove, tiled hearth and ceiling rose set the tone, while the immaculate decor and carpeting provide a great base.
At the rear you’ll find the spacious dine-in kitchen where you’ll enjoy making use of the stylish inky blue shaker-style units, brass fittings and high-spec appliances. The adjoining study room is perfectly placed, tucked away but still within reach of your glorious 44 foot rear garden. With its decked patio, spacious lawn and mix of foliage, you’ll be keen to spend as much time as possible here. The rustic-style garden room at the rear will be brilliantly convenient, especially as it’s connected to the mains. The large garage, which is accessed at the rear, will be another huge benefit.
On the first floor you’ve got two well-sized and immaculately designed bedrooms, as well a spacious family-bathroom with an over-tub shower and pristine fittings.
Stroll a few minutes beyond your front garden, and you’ll find yourself at the doorstep of the 6,000-acre Epping Forest. Just ahead, you’ll see Pole Hill, which offers sweeping views across London as a reward for clambering up. If all this sprawling nature gets too much, drive ten minutes in the other direction, and you can experience the joy of advance technology at state-of-the-art cinema Odeon Luxe Lee Valley.
Chingford itself has a thriving food and drink scene. Looking for a recommendation? The Royal Forest was recently taken over by Raymond Blanc's Heartwood Collection as part of a multi-million pound refurbishment. London’s oldest Thai restaurant, Patpong Thai is another favourite with the locals. Luckily you’ll have plenty of time to explore, as this really is a home to lay down roots.
What else?
- Parents will be pleased to know that there are plenty of great primary and secondary schools in the area.
- Not only do you have off-street parking, but you can reach the M25 in around ten minutes. As mentioned Chingford station is 1.3 miles away. From there you can nip to Liverpool Street on the Weaver Overground in around 26 minutes, or change three stops down the line at Walthamstow for the speedy Victoria line.
- As well as having the sprawling Epping Forest on your doorstep, you’ve also got some incredible outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

A word from the owner...
"We have spent countless hours exploring the forest and enjoying it both on foot and by bike and have continued to do so since having children. Not forgetting it’s a lovely way to walk to the high street or the station.
We love the great blend of countryside and urban living with the neighbouring forest and meadows and a thriving high street and great links into London.
The neighbourhood has a great sense of community. There is a nature reserve just around the corner and St Francis’s Hall hosts regular social meets as well as offering a function space for classes and larger community celebrations. In the neighbouring road is Yardley Primary School, which is rated ‘outstanding’.
We have lovingly renovated our house whilst maintaining its 1930’s charm, and have thoroughly enjoyed our time here."
