Hays Hill is located off Burnside, Kippen in a quiet cul-de sac position. Number 21 Hays Hill sits at the end of a row of terraced homes with gardens to the front, side and rear.
The impressive gardens with stunning outlooks surround the home and a conservatory is attached to the rear overlooking the splendid garden space.
Positioned on the land is a great sized detached shed ideal for workshop space and external storage. The established and well-maintained gardens are bounded by hedging and timber fencing and there are various areas to sit and enjoy the summer sun.
Access from the front connects to the inviting hallway. Off the hallway is the lounge which is a great entertaining space. The size spans the whole depth of the house and provides sufficient room for lounge furnishings along with a dining table and chairs. The room is bathed with light due to a large window positioned to the front.
The hallway links to the kitchen positioned to the rear of the plan. The kitchen is also accessed from the dining area. A good range of wall and base cabinetry provides the storage, and a door connects to the outside. The elevated conservatory is positioned nicely to take in the garden views and the leafy outlooks in the backdrop.
On the upper level, two of the three bedrooms are positioned to the front of the plan overlooking the quiet cul-de sac with the other to the rear overlooking the gardens. All bedrooms are a good size. The bedrooms are served by a three-piece shower room where wet wall lines the walls. The shower room consists of walk-in shower, WC and sink.
Kippen is a sought-after residential village and is located between Stirling and Loch Lomond, just off the A811 and commands enviable views over some of Scotland's finest scenery. Kippen and the nearby Kippen Muir are steeped in history. There are a number of walks around the village, through Burnside Wood, into glens, down to Loch Laggan and up the Gargunnock Hills. There are a few local shops and a garage in the village as well as two traditional village inns, the Cross Keys & The Inn at Kippen. A nice delicatessen/cafe is located on the Main Street. Kippen is a lovely village but is easily accessible. The motorway network is only a few miles to the east, with the M80 giving access to Glasgow and the M9 to Edinburgh. Glasgow can also be easily reached via the A81 through Strathblane and Milngavie. Both Edinburgh and Glasgow Airports have regular services to London as well as services to a wide range of domestic and international destinations. From Stirling there are rail services to Edinburgh, Glasgow, Inverness, Aberdeen and to London.
The village of Kippen has a local primary school which has a great reputation and falls into the catchment for Balfron High School.
