The Architect
Charlotte Larco is a London-based designer specialising in contemporary and sustainable residential architecture. Educated in Lima and Madrid, began her UK practice with Granit Chartered Architects and the Frederick Gibberd Partnership before founding her own studio in 2007. Charlotte's first project, the no-house in Tufnell Park has been widely featured in the press, including in the Architects' Journal and on 4Homes on Channel 4. Larco’s work is defined by an elegant balance of clean lines, contextual sensitivity and spatial clarity - qualities that lie at the crux of Beach House.
The Tour
Viewed from the beach, the striking building makes a bold architectural statement. Standing apart from other buildings (its only neighbour the
adjacent sailing club) it contrasts elegantly with the surrounding coastal vernacular.
Clad in crisp white render and extensive glazing, its geometric form is both sculptural and purposeful.
Access to Beach House is in on the lower-ground floor, via a front door or the garage. Both lead to a staircase connecting all areas of the home.
On the first floor, a large open-plan living space unfolds across the full width of the house. Pale floorboards, white walls and full-height glazing create a luminous, gallery-like quality, with panoramic views that pull the sea into the space. The layout is intuitively zoned into kitchen, dining and sitting areas, all arranged to maximise connection to the landscape
beyond.
The kitchen is sleek and minimal, with bespoke white cabinetry, a generous island and integrated appliances. The tap is cleverly recessed into the island, allowing lines of sight to remain clean and uninterrupted. There’s plenty of room here for a large dining table, and the adjacent living space invites relaxed conversation or quiet reflection by the sea.
Tucked away behind the living room is an office space, also overlooking the sea and with abundant built-in storage. Floor-to-ceiling glazing envelops the space, with sliding doors on one side opening to a large terrace - ideal for morning coffee or watching the tide shift.
The plan continues to the ground floor below, with four peaceful bedrooms, all minimally decorated and with built-in storage and sea views. There are two larger bedrooms sitting at opposite ends on this level, both with well-appointed en suite shower rooms. There is also a shared bathroom with bathtub lined with ceramic tiles.
On the lower-ground level, a spacious garage and boat store, utility room and a versatile playroom provide additional flexibility for family life or guest accommodation.
Outdoor Space
The panoramic roof terrace is where the house’s prime beachfront position truly comes into its own. Occupying the entire second floor, the sauna, hot tub, and solarium offer the perfect space to disconnect and unwind in complete privacy.
