Accommodation
Stepping in through the front door, there is a small entrance with stairs rising to the first floor, while a sitting room opens up to the left. This large, flowing and sociable space features a double aspect with the dining area, it benefits from understairs storage and has ample to entertain the family. The dining area also links the kitchen, creating an L-shaped open plan space, with the kitchen fully fitted, providing space for appliances such as a washing machine and fridge/freezer. Here there is a range of wall and base units and drawers, along with plenty of worksurface space with an inset stainless steel sink/drainer and a built in electric oven with electric hob and extractor canopy over.
Heading upstairs, the bathroom serves each of the bedrooms and contains a white tiled suite to comprise a WC, wash hand basin and a panelled bath with a shower over. Bedroom two is positioned to the rear elevation, a comfortable double room. The main double room overlooks the front and also features built in wardrobes, while a single bedroom 3 completes the accommodation.
Outside & parking
Ample on street parking is available within Furze Park Road, in addition to unallocated communal parking close by to the property. There is a garage-en-bloc which is accessed via a traditional up-and-over door. A communal lawned area to the front gives a sense of openness before leading up to the property via a tarmac path.
The garden can be accessed from the path which wraps around the side of the home and is fully enclosed by fencing, part of which is brand new. Steps lead down from a back door in the kitchen into the garden, which is laid to lawn, houses the oil tank and also has a patio for a pleasant seating area that captures the sun.
Location
Bratton Fleming is a charming village in an elevated, rural location about a 15 minute drive from Barnstaple. It is positioned close to the border of Exmoor National Park and is home to a local shop, church, primary school and village hall. A regular bus service passing through the village leads to Barnstaple, North Devon's regional centre. Barnstaple town centre plays host to numerous well known and independent high street shops, supermarkets, department stores, pubs, cafes, restaurants and leisure facilities. The popular sandy surfing beaches of Saunton, Croyde and Woolacombe are within around 20-30 minutes drive, as is the border of Exmoor National Park. Along the A361, Tiverton Parkway train station with fast services to London Paddington can be reached in approximately 45 minutes, as can the M5 network and beyond, also from Junction 27 at Tiverton. Other notable areas for further shopping include Exeter in around an hour's drive, and the Cornish border within about a 30-40 minute drive.
