Description
This handsome detached period home is situated at the end of a country track/bridle path on the edge of the popular village of Burbage, surrounded by stunning countryside.
Generous family accommodation is offered with excellent living space downstairs. The 25' sitting room features a central, double aspect open fireplace, and provides two seating areas, plus a separate dining room located off the main sitting room. In addition, a snug/study is located just off the main kitchen area. All of these rooms have French doors out to the garden. The fully fitted kitchen is a fantastic social space, offering ample room for informal dining. There are also two bathrooms with showers on the ground floor, one of which adjoins the snug/study.

Beyond the snug/study are doors leading to the stylish indoor swimming pool which benefits from plenty of space to place chairs, tables loungers and/or gym equipment. It boasts a jacuzzi area to one side of the pool and offers the perfect spot for relaxing and entertaining.
On the first floor, the principal bedroom has a range of fitted cupboards and a beautifully appointed en suite with bath and separate shower. The second bedroom also has an en suite shower/wet room, recently refitted. There are two further double bedrooms which are served by the downstairs shower room.

The Studio
The Studio is an attractive detached building which currently benefits from commercial use and has been most thoughtfully created to provide extensive office space but also with the foresight to be able to convert it into a residential annexe with little or no work. The ground floor kitchen has ample space for a generous seating or dining area whilst the impressive office space downstairs would easily present as a stunning sitting room, with a wall of bi-fold doors out to the terrace and garden beyond.

The first floor is currently open plan and able to accommodate numerous desks. It extends approximately 38' in length and would lend itself to being divided into two good double bedrooms. In total there are eight Velux windows from which light floods in.

Outside, a good sized terrace is adjacent to The Studio and a portion of the garden has currently been allocated for its sole use, although of course, this division could easily be removed.

Outside
The main driveway is at the end of the quiet lane and wrought iron gates lead to a stone cobbled parking area.

To the rear of the property is a generous paved terrace. The well tended gardens are predominantly laid to lawn, bordered by some established hedging which denotes the more formal garden, with a number of mature trees. A gate leads through to the paddock beyond with a circular patio area with Breeze House, offering yet another spot for al fresco dining.

In all, the gardens and grounds extend to around 1.28 acres, with fabulous rural views beyond.

Location
Burbage is a popular village between Hungerford and Pewsey. The village provides a local shop and Post Office, a public house and a fuel station with convenience store.

The nearby market towns of Marlborough and Hungerford provide excellent retail, educational and leisure facilities, whilst the larger towns of Swindon, Newbury and Salisbury are also easily accessed.

The surrounding countryside provides ample opportunity for activities such as walking, riding and fishing.
Communications are well served by the A303 giving access to the M3 and the M4 Junction 14 (11 miles away). Fast and regular train services to London Paddington are available from Pewsey, Great Bedwyn and Hungerford, whilst trains from Andover station are on a direct line to London Waterloo.

There are a wide range of schools in the area, including primary schools in Burbage, Easton Royal, Savernake, Great Bedwyn and Marlborough as well as prep schools Farleigh, near Andover and St Francis in Pewsey. Other private schools nearby include Marlborough College, Dauntseys and St Marys Calne whilst the state sector offers St. Johns Academy in Marlborough and Pewsey Vale secondary school in Pewsey.
