Description
Dorset Lodge is a well presented six-bedroom family house occupying a desirable position on the southern side of town and set amidst beautifully maintained grounds. Constructed in the 1930s this detached residence exhibits the charm of the Arts and Crafts movement featuring part tile-hung elevations and striking oak-framed, leaded light double-glazed windows with a particularly generous garden about 0.84 acres.
The property offers versatile accommodation consisting of the main house and annexe in excess of 4,374 sq feet making a total of approximately 5,413 sq ft including parking barn, garage and gym.
On the ground floor three reception areas include a lounge with wood burning stove, a music/dining room and a study. The open-plan kitchen/dining area is bright and airy with light wells and two pairs of French windows giving abundant natural light and a view of the gardens. Centred around a large island and breakfast bar, the Martin Moore designed kitchen/breakfast room offers plenty of preparation space and room for informal dining. The attractive painted base and wall cabinetry provide ample storage, and the kitchen is equipped with integrated Miele appliances, including two multi-function ovens, gas and electric hobs, and a wine fridge.
Incorporated into the property but with its own private entrance is the annex which also connects to the kitchen via a conservatory-style hall, which enhances the property's sense of light and space. To the ground floor, the annexe has a living room, kitchen, double bedroom and bathroom so can either provide extra living space, or accommodation for long-staying guests, a nanny/au pair, or an older teenager.
The first floor can be accessed either by the main oak staircase from the entrance hall or via the secondary staircase from the annexe which leads to a study. Five further double bedrooms and three bathrooms on the first floor include a large principal bedroom with an en suite, dressing room and a South facing balcony with an outlook to the front garden.
Outside, the house is set back from the road and is screened by mature trees and hedging, providing a good level of privacy. Entrance is via electric gates and the drive leads to parking and turning area for several cars and an integral double garage. Behind a second pair of timber gates is a further covered parking barn and additional driveway parking. The rear gardens are large for a town property, beyond the terrace, the enclosed garden has large areas of level lawns, pretty herbaceous borders and a variety of mature trees. Terracing adjoining the rear of the house has a pergola and generous seating area. A line of trees separates the main and secondary lawns, where there is a kitchen garden and a large garden studio with terrace. This versatile space, currently used as a home gym, offers possibilities for a variety of uses.
