Spanning just under 4,000 square feet, this impressive property offers spacious and versatile accommodation across two floors with modern comfort and design. Set in a peaceful location, the house enjoys breathtaking views over rolling countryside, with the added benefit of no onward chain.

The property is approached via a sweeping driveway, which leads to a spacious double garage and parking for several vehicles. The entrance to the house is elegant and inviting with solid oak woodwork throughout. The ground floor features three spacious reception rooms, including a large sitting room, dining room, and study, all offering superb living spaces for both entertaining and daily family life.

The sitting room is bathed in natural light, with floor-to-ceiling windows opening to the garden and views beyond. From this room, you can enjoy access to the patio area, creating an ideal space for indoor and outdoor living. The dining room offers a generous space for family meals, while the study provides a quiet space.

The heart of the home is the kitchen and breakfast room, which features modern appliances and a large window offering stunning views of the surrounding countryside. There is also a utility room and a boot/cloak room for added convenience, with access to the rear of the property.

The ground floor also includes two well-sized bedrooms, one with an ensuite and the other served by a bathroom. These rooms are perfect for guests or family members who prefer single-level living, and also open onto the front patio terrace.

Upstairs, the central landing connects all of the rooms on the first floor, providing easy access and a sense of openness. The principal suite is a luxurious retreat, offering a spacious bedroom with a large dressing area and an ensuite bathroom. The room enjoys spectacular views over the countryside, making it the perfect private sanctuary. Three further bedrooms on the first floor are generously proportioned, each with its own ensuite bathroom, and bedroom two also having a dressing area. A versatile playroom adds extra space for children, a gym or games room.

Externally, the garden surrounding the property is beautifully landscaped. The front terrace is the perfect spot for outdoor dining, while the rear terrace, with a covered space, is ideal for alfresco entertaining. The garden features lawns, mature plantings, and privacy, creating an environment to enjoy the peace and views.

Hillview is designed to be both energy-efficient and comfortable, with underfloor heating powered by a ground-source air pump system. This home also boasts an impressive EPC Rating B, making it both economical and environmentally friendly. This exceptional home offers the perfect balance of modern living, expansive spaces, and stunning views in a highly sought-after location on East Devon's Jurassic coast.

Location
Hillview sits in an elevated position on Stepps Lane, on the south side of the ancient harbour of Axmouth, on the Dorset/Devon border, and surrounded by rolling countryside fields and hills.

Axmouth is an attractive small village and harbour suitable for launching and mooring a boat and has a church, pubs, and a yacht club. It is positioned at the upper end of the estuary about half a mile from the sea and the dramatic Jurassic coastline. The South West Coast path, which runs through Axmouth, offers wonderful walks and connects a selection of beaches and picturesque coastal towns.

Across the estuary is Seaton, located between Axmouth and the white cliffs of Beer. Its mile long beach, part of the Jurassic Coast, opens onto the waters of Lyme Bay. The town itself has many small shops, a local hospital, doctors' surgeries, primary school, bank and building society. Seaton is a popular resort for holiday makers, and boasts a wealth of activities including golf, tennis, bowls and sailing.

Lyme Regis, about 6 miles to the east, is an historic old town famous for its quaint old buildings, sandy beach, impressive coastal scenery and especially the Cobb, a stunning medieval harbour.

A wide range of shops, pubs, cliff top golf courses and restaurants can be found in the local area, such as Hix Oyster and Fish House at Lyme Regis, The River Cottage Kitchen and Deli at Axminster, Mason Arms in Branscombe and The Pig at Combe. Sidmouth, about 11 miles to the west, has a Waitrose supermarket and the nearby Seaton has two convenient supermarkets for everyday essentials.

There is a good selection of primary and secondary schools in the area, including Blundell’s, Millfield, Bryanston, Hazelgrove, and the other side of the estuary is Colyton Grammar School, which was ranked in the top 20 in The Times for secondary schools 2025.

Communication links are good with the A30 at Honiton providing a link to the A303, or M5 Motorway at Exeter. There are regular train services to London Waterloo from Honiton and Axminster, and Exeter International Airport has daily flights to London City Airport, as well as a wide selection of UK and international destinations.
