About this property

Extraordinary volumes are revealed in this spacious apartment, which lies between Battersea and Clapham Junction. Spanning some 2,720 sq ft, it is remarkably generous and has been conceived with flexibility at the forefront of its design. Delineations are subtle, creating unobstructed lines of sight and allowing light to pass from end to end and from floor to ceiling. There are several open green spaces within easy reach, although manicured communal grounds present a leafy retreat even closer to home, as well as a south-facing private terrace for outdoor space. The apartment also has two parking spaces within the grounds.

    The Tour

A converted Victorian school, The Village is a beautiful brick-built building surrounded by mature trees. Entry is via a series of well-maintained communal areas that lead to this apartment’s private ground-floor entrance. From here, stairs ascend to the first floor, where the primary plan unfolds. There are windows on all four elevations, as well as Velux rooflights, creating a fantastic quality of light throughout.

Bright and exceedingly voluminous, the apartment has a wonderfully open feel. Stairs ascend from a lower-level reception area to the mezzanine, lit by colossal period windows on one side. Maple floors from a mill in Lancashire ground both levels, pairing elegantly with a simple palette that casts light into every corner. There is underfloor heating across this level, as well as air conditioning.

The mezzanine level is embraced by a series of light-coloured timber trusses that are at once subtle and sculptural. A living space is arranged at one end, with a kitchen at the other; in the latter, white units have been cleverly slotted into the trapezium-shaped far aspect. There is plenty of room for a large table and dining area in front. An additional living space, currently used as a snug, extends from one side of the kitchen and has direct access to the rooftop terrace.

Downstairs, at the far end of the plan, is a space divided by two steps and tall, black-framed glazing with sliding doors. It is currently arranged as a sleeping area, though it could make a brilliant studio. Aubergine-coloured, dado-height panelling wraps the room, and a trio of towering windows draws in plenty of natural light.

A generous bedroom lies at the other end of the plan, with the same deep purple panelling and tall windows. Its en suite bathroom is pristinely finished with small square tiles and a walk-in shower opposite a seamlessly slotted-in bathtub. The taps are by Vola, and the sanitaryware is by Duravit.

Opposite the bedroom is a large dressing room with an abundance of hanging space. Next door, a separate shower room has a similarly serene finish.

    Outdoor Space

A private, south-facing decked terrace extends from the upper level of the apartment. With space for a table and chairs and in easy reach of the kitchen, it makes an ideal space for outdoor dining.

The Village’s communal areas and gardens are meticulously maintained by a caretaker and a team of gardeners. They provide spaces for quiet contemplation or for gathering amid mature and leafy trees.

    The Area

The Village is on Amies Street, a quiet residential road between Clapham Junction and Battersea. Nearby Clapham Old Town and Northcote Road are both excellent shopping areas offering a broad range of outstanding independent shops and restaurants.

Battersea Park Road has become well-known for its high-end mid-century furniture shops, and Battersea Square has some excellent restaurants and bars. The green spaces of Battersea Park and Clapham Common are equidistant, and there is easy access to the river and Chelsea just over the bridge.

A 10-minute walk away, Battersea Square is a pedestrianised piazza surrounded by some excellent restaurants, including Lebanese restaurant Mazar and Melazana Pizzeria. There is also a branch of Gail's.

Clapham Junction station is a short walk away, reaching Victoria or Waterloo in under 10 minutes and with services to the south and west of England. The London Overground goes to Kensington and west London in one direction, and Peckham and south-east London in the other. By road, the A3 can be picked up at Wandsworth for quick routes out of London to the south of England.
