Description
Situated in a conservation area, The Old House is discretely tucked behind high stone walls. With origins believed to date to the 17th century or early C18, The Old House is gii Listed. The gable facing the road is the oldest part of the house with features including lead light windows. The property has evolved over the years and was modified and extended in the early 19th century with large sash windows and grand rooms with high ceilings. Having since been further modernised and updated in the 20th century, The Old House today provides accommodation over three floors extending to over 3000 sq ft. Retaining numerous period features including flagstone floors, fireplaces, sash windows and exposed timbers, reception rooms include impressive drawing and dining rooms, both overlooking the gardens, a sitting room and study. To the rear is the kitchen/breakfast room and a rear entrance/boot room. Two separate stair cases to the first floor, with four double bedrooms, 2 ensuite and a family bathroom. On the second floor there are two further bedrooms and access to loft storage.
Outside, there is off street parking in front of the double garage. To the rear, beautiful walled gardens are the legacy of the current owner. With established specimen trees, wide herbaceous boarders are well stocked. There are delightful south facing terraces and an area with former vegetable garden, greenhouse and garden stores in need of repair.
The Old House is a delightful family home, which, in need of further modernisation, offers wonderful potential for the incoming custodians.
Agents note: The property enjoys right of access over the driveway, which is shared with 3 other properties, and makes contributions to maintenance.
Location
Situated about 8 miles south of the city of Oxford on the river Thames, Abingdon, is one of England’s oldest market towns. With documented ancient settlements, an archway to the medieval Benedictine abbey remains. Once a prosperous trading hub, the County Hall in Market Place reflects the town’s importance. Abingdon is also famous for the mg sports cars which were manufactured here until 1980 when production ceased. Today, extensive amenities in the thriving market town include the Monday market, shops and Waitrose supermarket. The River Thames also provides a delightful setting with its meadows, lock and riverside walks.
Communication is good with the A34 linking the M4 and M40, and Didcot Parkway mainline station (about 7.5 miles) with a regular service to London, Paddington in approximately 45 minutes. The town is also well served for an excellent choice of state and independent schools including numerous primaries, Fitzharrys School and John Mason secondary; with independent including Manor Prep, Abingdon Prep, St. Helen & St Katherine, Our Lady’s, Radley College and Abingdon School.
