Introduction & Approach

This wonderfully presented first floor apartment in Wilnecote will prove extremely popular to those seeking a quiet location with excellent commuter links and close-by amenities. Owing to its price range, this home will prove very popular to first time buyers, those looking to rejoin the property ladder and those downsizing.

The property is part of a complex of two apartment blocks with each property having an allocated parking space. Beside the complex is a communal car park that is used for those with more than one car, guests and people visiting the adjoining nature reserve which is excellent for peaceful walks and exercise.

The apartment is located in the far building and has an intercom access keypad. Once inside guests make their way up the communal staircase to the first floor. From here a doorway leads into a vestibule where the main, secure access door is located.

Apartment Interior

Guests enter the apartment into a long and winding hallway that has plenty of space for coats and shoes to be removed. To the left is an angled cupboard that houses the electric consumer unit and offers great storage for items such as a vacuum cleaner. Remaining doors lead off to the main bathroom, two double bedrooms and a stunning open plan living area.

The open plan living area is a sensational room that combines a kitchen and dining at the rear of the room, with a lounge at the front. The lounge features a set of French doors that open inward to access a lovely Juliet balcony. The kitchen suite has integrated appliances that comprise of a fridge freezer, washing machine, four-burner gas hob with cookerhood, and an electric oven. A stainless-steel one-and-a-half-bowl sink with drainer is positioned in front of a window to the side that looks out to the local woodland.

Bedroom one is a large double bedroom that has a built in wardrobe at the back of the room and window overlooking Quarry Court to the front. A further door to the side opens to a marvellous en suite shower room that includes a double shower cubicle with electric shower unit, pedestal wash basin, electric shaving point, toilet, and a radiator. The suite is perfectly complemented by decorative tiling to the splashback areas and natural light is allowed in by an obscured window to the front.

Bedroom two is another double bedroom that is currently utilised as a dressing room by the current owners. The main bathroom is another pleasant suite with a long bathtub, pedestal wash basin, toilet, radiator, and more attractive tiling to the splashback areas.

Transport links

Quarry Court is off Quarry Hill which is part of Watling Street. This was originally a major route through Tamworth before the modern A5 was created, and therefore has excellent links to major roads. A short drive east leads to the A5 with a junction at either side of a bridge giving great access to the M42 junction 10 and toward Tamworth town and the A38 in the west.

There is a regular bus service to Tamworth Town Centre located on from Watling Street, as well as a daily return service to Birmingham (X16). Eagle-eyed viewers will spot the bus stop located outside the front of the property. From Tamworth Town Centre, there are two main bus stations with services to many local destinations including Nuneaton, Lichfield, Sutton Coldfield, and Burton on Trent to name a few.

Roughly a mile to the west on Watling Street is found Wilnecote Railway Station offering a service to Birmingham New Street & Tamworth as part of the Cross-Country line which also leads to Nottingham & Derby. Tamworth Railway station offers commuting links to London, Liverpool, Manchester and even Glasgow.

Schools & amenities

According to the Staffordshire Schools website, the catchment schools for this home are all within a half mile walk. These are Tamworth Enterprise College (0.6 miles), Wilnecote Junior School (0.2 miles) and Heathfields Infants School (0.5 miles). Although we have researched this information, parents are advised to confirm catchment via the local authority.

A short drive away west along Watling Street will bring the new owners to a roundabout junction from which there are many well-known businesses and stores including Morrisons, The Range, McDonalds, kfc, Starbucks, as well as an industrial park containing many local businesses.

Slightly further afield is found Ventura Retail Park containing a range of famous brand stores and restaurants. Tamworth is also home to the historic Tamworth Castle, the Snowdome & Leisure Centre, Odeon Cinema, Ten Pin Bowling Complex and Tamworth fc.
