Set along one of Hove’s most prestigious seafront roads, 197 Kingsway offers a highly desirable location that combines coastal living with excellent local amenities and connectivity.
Perfectly positioned on the second floor of a charming period building this light-filled two-bedroom apartment offers stunning vistas from every angle—making it an ideal first home, holiday retreat, or investment opportunity.
The spacious reception room boasts three elegant sash windows that frame uninterrupted sea views, creating a bright and airy space to relax or entertain. One of the two double bedrooms also enjoys front-facing sea views, while the peaceful master bedroom at the rear looks out across the rolling downland. The well-equipped kitchen shares the same tranquil green outlook.
Offered chain-free and with a share in the freehold, this beautifully located property combines character, convenience, and lifestyle appeal.
Situated directly on the seafront, residents enjoy panoramic views of the English Channel, with the beach and promenade just across the road—perfect for morning jogs, sunset strolls, or weekend relaxation. Kingsway is known for its wide, tree-lined pavements, period architecture, and open skies, giving the area a peaceful, elegant atmosphere.
197 Kingsway is just moments from everything Hove has to offer. Church Road and George Street—Hove’s main shopping and dining hubs—are within easy walking distance, offering a mix of independent boutiques, cafes, and well-known eateries. You’ll also find excellent transport links nearby, including Hove and Aldrington railway stations, making commuting to Brighton, London, or beyond a breeze.
Outdoor enthusiasts will love being close to both Hove Lagoon and Hove Lawns and the newly built padel and tennis courts and not forgetting Rockwater for a social meet up.
Whether you're seeking a vibrant seaside lifestyle, a peaceful escape, or a prime investment, 197 Kingsway delivers on all fronts.
What the owner says...
I moved down to Hove for my love of the sea, and fell in love with this flat. The lifestyle it has given me has been amazing, from lunchtime dips in the sea, to a brilliant tennis and padel club on my doorstep, a huge selection of delicious restaurants and even vineyards nearby. I'll miss the endless sea views from the flat, especially at sunset and sunrise when the colours take your breath away. We're only moving a block away though as we love the neighbourhood and now couldn't imagine living anywhere else
