Description

About the property

An excellent development opportunity to create a dream home in an idyllic setting with single storey proposed accommodation extending to about 259 sq m (2,788 sq ft) - The consent is currently for two dwellings or three dwellings, a three bedroomed semi-detached unit and a four bedroomed semi-detached unit. However, it is thought that one dwelling is also an option perhaps with annexe (subject to any appropriate planning changes) The architects and planning consultants are happy to discuss proposed options with interested parties. The existing barn is a substantial steel framed agricultural barn with class Q permitted development approval.

Occupying a stunning position with views over the adjoining land and countryside beyond, the barn enjoys easy access to the village of Ashreigney, A377 and A3124. The barn currently forms part of Eastyard Farm and will be divided with its own access. The barn is available for sale with circa 4.49 acres, or with more or less land, as required. Further barns with planning may also be available by separate negotiation. Details are available upon request. The land areas available can also be found on the enclosed land plan and the boundaries are flexible, subject to negotiation.

The plot is edged in red on the enclosed identification plan and extends to about 4.49 Acres - Guide Price £225,000

Class Q Consent was granted in March 2023 allowing 3 years for completion of the build. The current proposed accommodation can be found on the enclosed floorplans.

the area

Eastyard Barn is located amongst unspoilt countryside on the edge of a former farmyard of agricultural buildings conveniently situated close to the village of Ashreigney (0.7 mile) and with quick access to the A377 Exeter to Barnstaple road (3.5 miles) which follows the tarka train line.

Ashreigney is a small yet popular and thriving rural village providing a village hall, parish church, pop-up pub and occasional local pizza van together with a twice weekly bus service, children's play area and community events, shows and Saturday market. The village also lies within the well regarded Chulmleigh Academy catchment.

The village is surrounded by unspoilt Devon countryside and lies close to the rural villages of Riddlecombe, Dolton and Winkleigh, with the larger town of Chulmleigh, just 4 miles distant.

The nearby village of Winkleigh and small town of Chulmleigh provide a wide range of everyday facilities, services, shops and public houses together with primary and secondary schooling.
