The living room on this upper level is a magnificent space incorporating the kitchen, seating area and dining table. The kitchen is beautifully fitted with high quality appliances and a breakfast bar/island. The spacious seating and dining areas flow from one to the other with an inset wood burner between them. Floor to ceiling shelving (with a sliding ladder) and a wine cooler add to the dining room. However, the most captivating feature is the view across the valley to the beach, the open sea, Tristram clifftop, Stepper Point on the far side of the estuary and Gulland Rock. Patio doors open to the deck, a fabulous spot for enjoying the superb setting.
Along the hall is a snug/tv/games room with windows to the rear. A guest wc is at the far end of the hall beside the rear entrance, where there is also an external warm water shower.
There is an abundance of natural light on both floors, especially in the living room with Velux panels in the high ceilings. Pale oak flooring, light colour schemes and tasteful décor throughout enhance the sense that this is a perfect beach house, open to the wonderful location from almost every room.
Backwater is at the top of a flight of steps on the top terrace behind Slatewater. The front opens to a hall with a very large cupboard beside it and straight ahead a wc. Steps go up to the open plan kitchen/living room and through patio doors to the balcony. This room is well fitted and with windows on three sides as well as a Velux skylight and is full of natural light. Stairs go down to the lower level where there are two double bedrooms, replicating the bedrooms of the larger house, with the same layout: Patio doors to a balcony and floor to ceiling storage. There is a shower room and a sizeable laundry cupboard. As in Slatewater, all fittings are of high quality, the pale oak floors, white paintwork and beautifully appointed bathroom and shower rooms in both properties, create a fabulous property overall.
The site is on the side of the valley that cuts through from the beach, so the garden is terraced, with a lawn and shrubs to help screen the lower deck. On the lower lane is a parking bay for three vehicles and beside it a secure entry into the garden with a surfboard and wetsuit store and shower. On the upper lane, Backwater has parking for two vehicles beside the front door. A slate terrace also has an external shower and a view of the beach. Steps connect the two houses and continue down through the garden as a short cut to the beach.
Location
Beloved by generations of residents and visitors, Polzeath is one of Britain’s foremost beach holiday destinations: Many would say the best! It has the great combination of a beautiful sandy beach, laid back beach village feel and ideal conditions for learning to surf. The beach itself is enormous at low tide, extending around half a mile in all directions. For swimming, Polzeath is one of the safest beaches along this stretch of coast with its gently shelving sand and seasonal lifeguard cover. Stepper Point stands sentinel at the far side of the estuary and Pentire Head protects the bay to the north. The southwest coast path passes directly through Polzeath and the headland, managed by the National Trust, provides stunning walking routes open to magnificent ocean and coastal views.
Surf shops, cafés, restaurants, a pub, a rum bar, a supermarket, a boutique and art gallery make up the commercial centre of the village.

Directions
From the B3314, (Wadebridge to Port Isaac), take the turn to Polzeath and follow down towards the village, taking the second turn right into Dunders Park. Stay on the tarmacked lane to the bottom and sharp turn right. There is parking space beside Backwater on the left, five houses up from the corner. Alternatively, there is parking for Slatewater beside the next lane to the right at the bottom of the hill.
