Description

Dating back to 1759, the property sits within approximately six acres of beautifully maintained grounds, delivering total privacy, uninterrupted rural views, and a deep sense of tranquillity.

Upon arrival, a welcoming porch opens into a spacious central hallway, setting the tone for the warmth and character found throughout. To the left, the dining room immediately impresses with its original inglenook fireplace —perfect for family gatherings and entertaining guests.

The home flows effortlessly into a stylish kitchen, complete with integrated appliances, a log-burner, and a direct door leading out to the rear of the property. The generous living room adjoins the kitchen and features a second log burner nestled into a large, traditional fireplace—offering a cosy retreat for evenings by the fire. A second reception room provides further versatility, ideal as a snug, study, or playroom. This room opens into a bright conservatory—bathed in natural light and framing panoramic views of the surrounding countryside, making it the perfect spot for morning coffee or a peaceful afternoon read. Leading through the second reception room is a third reception room which provides warmth and period charm, featuring a stunning Arts and Crafts style tiled fireplace with carved wooden surround. Completing the ground floor is a well-proportioned bathroom, thoughtfully positioned for guests and everyday convenience.

Upstairs, the property continues to impress with four generously sized double bedrooms and a well-appointed family bathroom, creating a peaceful and practical space for family life or visiting guests. The principal bedroom is a spacious retreat, beautifully proportioned and offering ample space for a king-size bed, wardrobes, and a seating area. Its charming rural outlook adds a sense of serenity, while the adjacent built-in storage provides everyday convenience. The second bedroom windows bathe the space in natural light and frame views across the grounds. Bedroom three and bedroom four are both excellent-sized doubles, each filled with character and charm. Whether styled as children’s rooms, home offices, or creative studios, they offer complete flexibility to suit any lifestyle. The family bathroom is well positioned to serve all bedrooms, featuring tasteful finishes and traditional charm.

Externally, the property boasts a double garage, a greenhouse, approximately six acres of extensive gardens, a pond and private forestry area - perfect for equestrian use, hobby farming, or simply enjoying nature.

This is a rare opportunity to own a piece of local history with the comforts of modern living.

Sellers Story

We loved the situation of the cottage; it was in poor condition when we bought it. We could see its potential, and we could visualise how we would update, improve, and extend. It is a lovely family home, and the children loved playing in the garden.
Our favourite room is the conservatory, as it gets lots of sunshine and has lovely views of the garden. Although, we also love the lounge when we light the wood burner, as it’s really warm and a lovely family room. Our memorable events are doing the egg hunts with the grandchildren each year. It is such a good place to hide eggs, with so much outdoor space and more difficult hiding places in the woods for the older ones. We have enjoyed the situation—no immediate neighbours, but people close enough in the lane to not feel isolated—and the grounds are fantastic. We have pheasants, hares, and muntjac deer. We will definitely miss the open views, the fact that we get sunshine at all times, and the lane community.

Location

The nearby towns of Coleshill, Atherstone, and Sutton Coldfield are just a short drive away, providing a wide range of amenities including shops, restaurants, and schools. For commuters, the M6, M42, and A446 are easily accessible, offering convenient links to Birmingham, Coventry, and the wider Midlands. The surrounding area offers a variety of walking, cycling, and riding routes, with Shustoke Reservoir and Kingsbury Water Park both nearby. The location is also within easy reach of several respected golf courses and country pubs. Perfect for those looking to enjoy countryside living without compromising on accessibility.
