A pretty 2.40 acre piece of woodland, carpeted with bluebells in season that comprises of mixed broadleaved trees, mature trees and conifers, enjoying a peaceful position on the western flanks of the Farway Valley, just under Ball Hill. The land has road frontage on to Ball Lane and is easily accessible from Honiton, Sidmouth or Seaton, being only a short distance off the main Seaton Road that crosses Honiton Common.

Lot Two

A pretty piece of bluebell woodland, known as Rex Plot Coppice, frontage and access off Ball Lane. The woodland mainly comprises of mixed broadleaved trees, some substantial mature trees and a small section of conifers. Towards the northeastern corner in an area of wet woodland that forms a small pond in winter. In season much of the woodland is a carpet of Bluebells. In all about 2.40 acres.

Rights Of Way

No public Rights of Way cross . A bridlepath adjoins the boundary of Lot 2. The neighbouring owners of Widcombe Barton Farm have a right of way over the track just south of Keepers Cottage to access their land (shown brown on the sale plan).

From Honiton take the A375 towards Sidmouth. At the Hare & Hounds Inn (Putts Corner) turn left onto Seaton Road, continue just over 2 miles then turn left at Roncombe Gate signposted Southleigh. At the next crossroads turn left into Ball Lane, signposted Farway. The land will be on the right half way down Ball Hill, marked by our sale boards.
