Ensum Brown are delighted to offer for sale this rarely available detached Georgian family home in the centre of the sought-after village of Melbourn. This stunning Grade II listed property, known as ‘Crossways’, showcases beautiful period features and over 2000 sq ft of accommodation, with 4 generous reception rooms, a kitchen, utility room, ground floor shower room, 4 well-proportioned bedrooms, a family bathroom, generous secure and enclosed gardens, a garage, and driveway parking for up to 4 vehicles.
This exceptional home boasts classic Georgian kerb appeal, with a symmetrical frontage, secondary glazed windows to the front, and charming front gardens enclosed by mature hedgerows and planted borders. The garage and driveway are positioned to the rear of the property. Upon entering, the spacious hallway features original paved flooring, pendant lighting, space for furniture, and gives access to all ground floor rooms, including a shower room with WC and hand wash basin.
The kitchen is a warm and characterful space with a window overlooking the rear garden, a range of base units, wooden worktops, tiled floors and splashbacks, a butler sink, a range cooker, and space for appliances. The large utility room provides additional storage and laundry space.
The formal dining room is filled with light from windows and French doors that open onto the garden. It features tiled flooring, integrated cabinetry, and ample room for a large dining table. The lounge is generously sized, with two large windows overlooking the garden, wooden flooring, built-in shelving, and plenty of space for furnishings. The cosy snug features dual-aspect windows, a fireplace with wood-burning stove, and wooden flooring. Opposite, the study also enjoys a fireplace and stove, making it ideal as a home office or additional living space.
Upstairs, the first floor continues to impress with 4 well-proportioned bedrooms, some with integrated storage, and a family bathroom comprising a bath with shower attachment, WC, hand wash basin and additional storage.
To the rear, the garden is a standout feature of this home. Secure and fully enclosed with fencing and mature hedgerows, the space has been meticulously maintained with multiple areas of interest, including a pretty paved patio ideal for entertaining and dining al fresco. The owners have created a secluded wildlife haven — a true home to nesting birds and hedgehogs — with well-tended lawns, an abundance of colourful plants and shrubs, mature trees, and a hidden ‘secret garden’ complete with raised beds growing fruit and vegetables. The garden also offers access to a shed and the rear garage.

Location - melbourn
Melbourn is a large English parish village, nestled in the far southwest of Cambridgeshire, just 3 miles from the town of Royston and 11 miles from the city of Cambridge. The village has enjoyed a long history of occupation, stemming from the presence of springs and the River Mel, rising at Melbourn Bury. The river is particularly attractive because it is often clear and shallow, displaying chalk and gravel through its glittering water. There are many countryside walks to enjoy, including several ancient trackways that cross through the parish.
Melbourn is a bustling village, full of life, and offers residents all the amenities they could possibly need, including two village shops, a pharmacy, a doctor's and dentist surgery, two traditional villages pubs, the highly regarded Sheene Mill restaurant and hotel, as well as a spa just opposite. There are a number of parks and endless groups and clubs for all age groups. In terms of schooling, you have a number of pre-school options, a primary and secondary school within the village. There are two churches, including the All Saints' Church, which dates back to the 13th Century and offers regular services and activities for residents.
The village's proximity to Royston means that residents have access to the town's many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist's surgeries, and highly-regarded schools for all ages. Also, from Melbourn, you can pick up the train line from the neighbouring village of Meldreth, and this is even within walking distance. The A1M and M11 are within a 20-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.
If you are looking for the benefits of a town while in a countryside location, we recommend visiting Melbourn to find your forever home.
