Completed in 2017 to a high standard, this wonderful modern house is located in the popular village of Coxley. The property has an Airflow ventilation system and is extremely well insulated, making it efficient to run.
A door to the front of the property opens into an initial porch, which has a storage cupboard and a second door through to a spacious hall. The hall incorporates the staircase to the first floor with a cupboard beneath and gives access to a generous utility room and a downstairs WC. Also located off the hall is a light and airy study, which could be utilised as a separate dining room or ground floor bedroom, if desired.
At the rear of the property is a fabulous kitchen/dining/family room, with ample space for sitting and dining complete with double glazed patio doors opening out to the garden.
The kitchen is fitted with a range of contemporary floor and wall units (with under unit lighting) and includes an integrated electric oven, a gas hob with an extractor over, a microwave and a dishwasher. The kitchen provides an excellent working space which also includes a breakfast bar with lighting and a window overlooking the garden. The entire ground floor offers practical hard wearing flooring, ideal for those with families or pets.
On the first floor, there is a well-proportioned sitting room with a Juliet balcony to the rear which offers lovely countryside views. Also found on the first floor is a good size double bedroom, a single bedroom and a well-appointed family bathroom.
The second floor area is an eye-catching space, offering a beautiful master bedroom with fitted wardrobes and a very smart, modern en-suite shower room. The second floor landing gives access to a large and useful storage cupboard.
Outside
The property has two parking spaces in the rear parking area, as well as visitors’ parking. The garden has been laid to lawn, with a patio area directly accessed from the kitchen/dining room, a wonderful space for outdoor seating. For those with a young family or grandchildren needing more open space, the local playing fields are accessed off Burcott Lane and a public footpath is just a short walk away.
The popular village of Coxley is just two miles from Wells and has a village hall, a primary school, a church and a play park.
Wells is the smallest city in England and offers a vibrant High Street with a wide variety of independent shops and restaurants, as well as a twice-weekly market and a choice of supermarkets including Waitrose.
At the very heart of the city is the medieval Cathedral, the Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe). Bristol and Bath lie c. 22 miles to the north and northeast respectively, with mainline train stations to London at Castle Cary (c.11 miles) as well as Bristol and Bath. Bristol International Airport is c.15 miles to the northwest. Of particular note is the variety of well-regarded schools in both the state and private sectors in Wells and the surrounding area.
