*** Guide price £625,000 - £650,000 *** *** Vendors comments *** "We fell in love with this home for its unique layout, especially the front office and spacious kitchen, as well as the abundance of natural light flooding in through the bifold doors both upstairs and down.

The stunning view of the fields and woods, along with the convenience of rear access, made it an easy decision. We've lived here for three years and have loved raising our two children in such a bright and welcoming space—the ground-floor bedroom has been perfect as a playroom.

However, with our growing family, we're now looking to move closer to my wife's family so our children can spend more time with their cousins and her mum, who lives alone.

Originally built in 1920, the property was split into two and extended on both sides around 2019, while the most recent decoration was done by the previous owners three years ago. The location has been another highlight for us. We love walking up to the Crystal Palace Triangle for brunch at Spinach, a Sunday roast at Westow House, or a cosy film night at Everyman Cinema. Crystal Palace Park is fantastic for the play area, Saturday market, and a coffee at Brown & Green, and the area is full of great antique and vinyl shops.

The transport links are excellent, with Crystal Palace and Norwood Junction stations providing Overground and National Rail connections, plus buses to East Croydon (for Gatwick) and Tulse Hill (for Thameslink to King’s Cross). The Superloop bus makes trips into Waterloo easy, and the A23 offers quick access to the M25. What we'll miss most—aside from the house itself and everything we love about Crystal Palace—is the wonderful community on Spa Hill. Our neighbours are fantastic, with many families creating such a warm and friendly atmosphere that’s rare to find in London."
