Description

This is a highly individual and intriguing property that offers 2,152 sq. Ft of well-presented and versatile accommodation laid out over 2 floors. The current owners have made many improvements including new kitchen, en-suite, and attractive parquet flooring. It sits in a good sized and private, level plot offering tranquillity coupled with accessibility.

A glass-roofed entrance hall provides access to the hallway from which the main rooms are accessed. The south-facing sitting room has a feature fireplace and is fitted with a woodburning stove, with additional attributes such cornicing, picture rail moulding and ceiling roses. Across the hallway is an open-plan family room/conservatory, with access to a patio from the conservatory.

The property’s modern kitchen is fitted with a wide range of units and numerous integral appliances, double Bosch oven with induction hob. A bay window and large skylight provide the space with plenty of natural light and the tiled floor has the benefit of underfloor heating. The kitchen has ample space for a dining table and double doors lead out into the rear garden and a further patio area.

Three of the four bedrooms are also on the ground floor, two of which have windows with aspects over the garden with the larger of the three benefitting from a stylish en-suite shower room and French doors out to the gravelled driveway. There is also a bright family bathroom on this floor. The principal suite encompasses the first floor and has characterful wooden beams and en-suite bathroom with separate bath and shower.

The gardens are level and laid mainly to lawn, and enjoy a good degree of privacy, with handsome pleached trees forming a floating hedge border. The property is approached by a private driveway servicing just one other property, and leads to a gravelled stone parking area suitable for several cars.

Situation

Located on the edge of the sought-after estuary village of Lympstone, offering ease of access to both the seaside town of Exmouth and the Cathedral City of Exeter. Lympstone boasts a fascinating past and an exciting present and future. It grew from an ancient settlement on the eastern shores of the Exe estuary, building its reputation on maritime trade and agriculture and it still retains its links with the past, with local firm Inghams Fisheries selling their catch in the riverside Fish Shed and organising special fish-based events. The village has a well-established local Primary school in its centre, with St Peter’s independent school on its outskirts. There is a well-regarded doctor’s surgery, two churches, four pubs, one cafe, a hairdressers and a village shop with extended opening hours. A Michelin star restaurant and boutique hotel is a near neighbour. Lympstone supports a wide selection of clubs and societies: Sailing and tennis clubs, an active gardening club, film society and other societies bringing live music and drama to the village and fostering home-grown talent. The half-hourly Avocet line train service, with its beautiful views across the River Exe, links the village with Exeter’s two main stations: Exeter St David’s with its fast train service to London Paddington and Exeter Central with its service to Waterloo. The Exe Estuary Trail; 26 miles of cycleway along both sides of the Rive Exe, is a much-enjoyed addition to Lympstone’s many attractions.
