Spacious, detached house in extensive private grounds with outstanding views
Description
Rockmount dates from the mid 1960s and has been extended and modernised over the years, most recently with new decking and glazing on the balconies. Internally, the accommodation is designed to make the best of the panoramic views, with a plethora of picture windows and glazed doors to the balconies and decked areas. The main living rooms are all bright, south facing rooms with fabulous views.
At the heart of the property is an open plan kitchen/ dining/ sitting room with floor to ceiling windows and lots of space for a dining table as well as comfortable seating. An impressive octagonal drawing room and a separate dining room are suitable for more formal entertaining but the rooms are enormously versatile and all have direct access to the expansive decking that wraps around the front of the house. A reception hall, utility room, home office and rear hall (with ladder to a small playroom/den) complete the living spaces at Rockmount.
At the west end of the house, the bedroom wing is arranged over two storeys with three double bedrooms on the ground floor. Two share a Jack and Jill shower room whilst the other has its own bathroom and dressing room. Each of these three bedrooms has double doors to the decking. On the upper level, a luxurious main bedroom suite has a large (7.1 x 5.9m) bedroom with dressing room and bathroom. A smaller bedroom and study are also linked to the main bedroom suite. Double doors from the main bedroom, bathroom and dressing room open to a recently refurbished balcony with glass balustrade. Below the house are extensive basement stores.
Outside
Rockmount is set in about 3.55 acres of garden and woodland. Being on a hillside, the garden falls away from the house, and the decking and balconies are fabulous places from which to enjoy the mature plants and shrubs that were planted to provide colour and interest in the garden throughout the year. A path weaves through the garden and into the woodland (formerly a quarry) which is offset to the east of the house and being largely undisturbed is filled with wildlife. To the north of the house there is space to park and turn several cars.
Garage
Double garage with workshop
Location
Rockmount has a fabulous situation being almost on the summit of Callum’s Hill which is on the eastern edge of Crieff. The property is at the far end of a leafy residential road from which the views over Crieff are spectacular. Whilst enjoying great privacy, Rockmount is only 1 mile from the centre of town and therefore ideally placed for the town’s schools, shops, restaurants and the excellent leisure facilities at Crieff Hydro as well as Macrosty Park. Crieff also has a medical centre, a cottage hospital and dental practices as well as legal services and supermarkets.
The town also has a range of independent shops, art galleries and delicatessens. Restaurants in the town include the Michelin starred Glenturret Lalique. In addition to leisure facilities available to members of Crieff Hydro and at the Strathearn Community Campus, there are local golf courses at Crieff (about 0.5 miles from Rockmount), Muthill, Comrie and St Fillans. Gleneagles Hotel and Country Club is about 10 miles away.
The hills of the Sma’ Glen and Ben Vorlich make a picturesque backdrop to the town and there is extensive hill walking, climbing, fishing and water sports to be enjoyed in the nearby Perthshire hills and lochs. Crieff is well known for its schools, with private schools being Morrison’s Academy and Ardvreck Preparatory School, which was named Best Prep School in the Land at the Tatler Schools' Award. There is also state primary and secondary schooling on a community campus with facilities that also serve the town. Additional private schooling is nearby at Glenalmond (about 8 miles) as well as at Craigclowan and Strathallan which are all in and around Perth.
Perth (17 miles), Dundee (40 miles), Glasgow (47 miles) and Edinburgh (61 miles) are all within commuting distance.
