Description
This is a rare opportunity to acquire an exceptional 19th-century, Category A Listed property, spanning over 4,600 sq. Ft. Across four beautifully arranged floors. Meticulously maintained and thoughtfully renovated, the home retains its grand proportions and exquisite original features while seamlessly incorporating modern comforts.
Designed by Sir James Gowan, the house breaks away from the classical style typical of the area, offering a distinctive architectural presence. Nestled on one of Edinburgh’s most prestigious residential streets within the highly regarded Blacket Conservation Area, this semi-detached home enjoys a serene, leafy setting just moments from the city centre. The striking façade hints at the elegance within, where intricate cornicing, stunning sash and case windows—some now double-glazed—and impressive fireplaces create a timeless atmosphere. The property is further enhanced by well-kept front and rear gardens, including a patio area perfect for outdoor entertaining.
Stepping through the front door, you are welcomed into a charming vestibule that leads to an impressive entrance hall, from which the accommodation flows effortlessly. On the lower ground floor, the kitchen serves as the heart of the home, featuring stone floors and picturesque views of the patio and garden. A utility room, conveniently located off the kitchen, also provides direct access to the garden.
On the ground floor, a magnificent dining room opens into a beautifully appointed sitting room, forming an elegant double reception space. Both rooms boast remarkable ceiling details, nearly floor-to-ceiling windows, and grand fireplaces, creating a refined yet inviting ambiance.
The upper floors house six well-proportioned bedrooms. The principal suite is particularly impressive, offering a tranquil garden outlook, an en suite bathroom, and a spacious walk-in wardrobe. Bedrooms at the front of the house enjoy sweeping views of the Pentlands, adding to the home’s charm.
The accommodation is completed by a home office and a versatile games room. Outside, the private garden—featuring a generous lawn, patio, and sitting area—provides a peaceful retreat from the vibrancy of city life.
Combining spacious living, a large garden, and an enviable location, this is a truly remarkable home, ideal for families seeking elegance, comfort, and convenience in one of Edinburgh’s most desirable neighbourhoods.
Location
The Blacket conservation area comprises five streets including Blacket Place which became the first villa-scape created as part of the expansion of the New Town in the early part of the nineteenth century.
Blacket Place was the first one of these streets to be built and in 1825 the stone pillars and gates to the Blackets were erected with a porters lodge at each gate to ensure seclusion and safety at the Minto Street and Dalkeith Road ends. This secluded feeling still exists today.
Blacket Place is located next to Newington, a vibrant residential area two miles south of the city centre within easy reach of Edinburgh city centre’s financial, business and shopping districts with the East End of Princes Street within 1.5 miles.
It is well served by supermarkets with a large Sainsbury’s in the nearby Cameron Toll Shopping Centre, as well as a Sainsbury’s Local and Tesco Express on Causewayside, a bustling street lined with independent retailers, antique stores, cafes and pubs. The lively areas of Morningside, Bruntsfield and Marchmont are also within easy reach.
Newington offers a superb range of sport, leisure and recreational activities with the Royal Commonwealth Pool and Leisure Club on the doorstep. Also in close proximity are several golf courses including Prestonfield Golf Club with the spectacular 640 acre Royal Holyrood Park behind. The setting gives the feeling of a peaceful haven on the edge of the city centre.
The Festival Theatre and Queen’s Hall are close by as are the National Museum of Scotland and Edinburgh Castle.
Blacket Place is also conveniently located for access to Edinburgh University campuses, Edinburgh Napier University and the Edinburgh Royal Infirmary and Royal Hospital for Sick Children. It is well-served by the city’s efficient bus networks, the city bypass, Edinburgh International Airport and central Scotland’s motorways.
There is good state school provision in the area, with private options including George Heriots, George Watson’s College and Merchiston Castle School in close proximity.
