    The Designer

    Founded by Bartlett graduate Ashley Law in 2022, Flawk is a purposefully small-scale property developer transforming under-loved sites. The projects are characterised by tactile and high-quality materials, as well as bespoke fixtures and objects that bridge artistic appeal and functionality. Operating at the intersection of design and culture, Flawk often collaborate with artists, designers and craftspeople to create homes peppered with bespoke - often playful - details.

    The Tour

    Clean lines define Lode's profile, which is formed of red brick and aluminium-framed windows. Secure gates lead to a sheltered entrance way, which draws the eye towards Douglas fir beams. The courtyard garden can be reached from here.

    Ahead is the front door, which opens onto a bright lobby area with an excellent provision of coat and shoe storage. The WC, which has a sink made from dark-veined reclaimed marble, also has a secret hatch with an under-stair store.

    The generous and open living spaces occupy the ground floor, their walls painted in Pointing by Farrow and Ball. East-facing, the room receives a soothing morning light through its Douglas fir-framed front windows. Delicate linen curtains can be drawn for privacy, with sculptural metal rings custom designed by Flawk.

    Made from brushed steel, a fully integrated and bespoke kitchen stretches the breadth of the left-hand wall. Tactile round handles add softness, while an exposed breezeblock wall (which also extends to the upper levels) adds textural contrast against the smooth oak floorboards underfoot. Special attention has been given to sourcing the best amenities: The fridge is by Bosch, oven and microwave by Smeg, dishwasher by Miele and there is a Neff induction hob. A sliding pocket door from the entrance hall effectively delineates the space.

    The first two steps of the staircase are made from concrete and stainless steel - a clever nod to the adjacent room - while the remaining stairs are oak. Thin steel wire forms the balustrade, which reveals itself on the top-floor landing, alongside a pendant lamp by James Shaw.

    Two large double bedrooms with en suite bathrooms lies on first floor, alongside a useful utility cupboard. Both rooms have full-height cabinetry with bespoke, pink-hued cherry wood doors. One is presently used as a study; its en suite has a large marble-lined bath with a step-in shower and an undulating bath screen by Flawk.

    A large skylight in the second bedroom draws light deep into the space. The adjoining en suite has a shower with a bespoke chainmail shower curtain. Wall lights are by Alexandra Arias.

    The main bedroom sits on the top floor, with double glazed doors that open directly onto the terrace. Exposed white-painted beams amplify the light that pours in through two aspects. There is an additional en suite, separated via a walk-in wardrobe.

    Outdoor Space

    A concrete-tiled courtyard garden lies at the rear, with evergreen ferns and palms that burst from Cor-Ten planters around the perimeter. The space provides a shadier respite to sit during the warmer months and has been carefully laid with stone tile.

    By contrast, the decked roof terrace is something of a sun trap; an open window cut into the brick frames long views across Stoke Newington. East-to-west facing, it receives day-long natural sunlight.

    The Area

    The house is in the centre of Stoke Newington, with its cafés, restaurants, pubs, bars and shops. Much-loved Church Street is minutes away and is home to The Spence Bakery, Rasa, The Good Egg and Escocesa; there is also a branch of Whole Foods. The Jolly Butchers pub is at the end of Garnham Street and is something of a local institution, specialising in craft beer and excellent pub food. Sonora Taqueria, on Stoke Newington High Street is famed for its Mexican food. Cosy pub The Axe is a few minutes' walk towards Stoke Newington Common and does a delicious Sunday roast. Neighbourhood favourite, Esters, is only a 7 minute walk away and serves excellent coffee.

    The house is within easy walking distance of peaceful Abney Cemetery and Park, one of London's 'Magnificent Seven'. The greenery of Clissold Park lies just beyond, with its tennis court and family of deer. A charming coffee stop, Fink's Pump House, is conveniently placed for a weekend morning's stroll.

    Popular with young families, there are great schooling options in the immediate area. There are two excellent primary schools on Dunsmure Road: Holmleigh Primary School and Sir Thomas Abney.

    The house is almost equidistant from Stoke Newington and Rectory Road stations; both run Weaver line services to Liverpool Street or to Seven Sisters for Victoria line connections. Numerous buses run into central London and the neighbouring Dalston area.
