Stepping inside, you’re welcomed by a well-proportioned hallway that sets the tone for the rest of the home, offering a sense of space and flow. Wood laminate flooring runs throughout, adding warmth and cohesion to the interiors while enhancing the contemporary feel.
The spacious open-plan kitchen and reception room is bathed in natural light, with a large window inviting the morning sun to fill the space. The kitchen is a striking combination of blue built-in cabinetry with elegant brass accents, complemented by crisp white countertops and a classic tiled splashback. A window over the sink adds even more brightness, enhancing the airy feel. Integrated appliances provide seamless functionality, while a stylish wood-topped peninsula offers an effortless space for dining, subtly defining the kitchen from the reception area while maintaining the open layout.
Moving into the reception space, a large window frames leafy views of the surrounding neighbourhood, bringing a sense of calm and privacy. This inviting area offers a comfortable setting for relaxation, with space for a desk, making it well-suited for those who work from home.
The bedroom is generously proportioned, offering a peaceful retreat with a spacious built-in cupboard for ample storage. A large window looks out through the trees, allowing soft natural light to filter in while maintaining a sense of privacy and tranquillity.
The bathroom is elegantly finished, featuring a bath with an overhead shower for both convenience and comfort. Dark tiles provide a refined contrast to the crisp white walls and classic fixtures, creating a timeless and inviting space.
There is access through a locked gate to a communal garden, garages and private parking.

A word from the owner...
"The flat has proved to be an excellent base for us in London, with easy access to Leyton and Walthamstow stations a short walk away, as well as the 55 and 56 buses at the end of the road. The main selling point of the flat for us is the gated parking and garage, which was excellent for storage and our projects. The property is also a short walk from Jubilee Park and Hackney Marshes. We have recently refurbished the property, which includes new fuse board, immersion water tank, bathroom improvements, completely new kitchen (including the addition of a breakfast bar) and new flooring throughout the flat. The flat is ready to move into."
