Who Owns Me & Why Are They Selling?
This beautifully kept home in the heart of Hither Green is currently owned by Emily. Emily in 2015, saw the potential on one of her favourite streets in the area, to create the open plan living area she had dreamt of - with the ideallic backdrop of a South-East facing garden.
Emily has since moved in with her husband in North London, so has decided to let the house to Chris & Kirstin for the last 3 years while her fixed rate mortgage expires. Emily is now a new mum, so is reluctantly selling her beloved home (chain free you'll be pleased to know), to be able to upgrade from a flat to a family house on the other side of the river.
Light, Space & Flow
This home’s open-plan layout is perfect for modern living and entertaining guests - especially with the inclusion of Emily's bar which we can see Chris & Kirstin have put to good use!
The living area flows seamlessly into the kitchen, with large windows and doors flooding the space with natural light.
Upstairs, the two main bedrooms offer space and room for storage, while the third bedroom is ideal for a little one or a home office (as it is now).
The original wooden floors have been refurbished, adding warmth and character throughout, and the garden is ready for you to enjoy, with a patio perfect for summer BBQs.
There is also a garage at the rear, with off-street parking at the front, and no restrictions for parking on the road.
There is still potential to add value with the exciting option to add a loft extension (as many have already done on the street).
Upgrades & Improvements
Emily has worked hard to improve the house, however managed to retain lots of it's classic charm.
Since Emily moved in, key improvements include:
- A newly renovated kitchen and bathroom – Both have been completely updated with modern fixtures and fittings.
- Newly plastered walls throughout in 2022 – Fully re-plastered to create a smooth, clean finish.
- Sanded and varnished original floorboards – Refurbished to highlight the period charm.
- Armoured cable run to the garage for power and lighting – A secure and practical addition for appliances and tools, with the ability to add lighting.
- Updated electrics and consumer unit (including spotlights and new plug sockets) – Rewired for safety, a more modern look and convenience.
- Driveway added at the front – Added off street parking, although free on street parking is also available.
- Opening up between the kitchen and dining room – Creating the addition of a kitchen island and more natural light.
- A new boiler installed in 2018 – A modern, energy-efficient boiler ensures reliable heating and hot water, offering peace of mind for any new owner.
Connectivity & Transport Links
The house is just a 950m walk to Hither Green Station, with direct trains to London Bridge in as little as 12 mins, Charing Cross & Cannon Street.
The train lines for Lee & Grove Park stations both connect through Hither Green station, making it doubly more reliable than either alternative!
For bus routes, the 181 (to Lewisham & Catford) or 225 (to New Cross & Canada Water) set off from neighbouring Hither Green Lane (500m walk) where there is also a night bus (N171 - to Tottenham Court Road), alternatively the 202 (to Blackheath or Crystal Palace) can be hailed from Brownhill Road just a 200m stroll from door to stop.
Community & Lifestyle
The Woodlands is unusual compared to most of London, being a circular street of 1930s houses, with a welcoming community of residents. The neighbours are all friendly and sociable.
The property is ideally located near local shops, pubs, and green spaces, with the massive Mountsfield Park just around the corner.
Tesco Express and Anytime Fitness are at the end of the road (off Woodlands Street), Le Delice is a gorgeous Parisian Cafe on Hither Green Lane, The Station Pub (on the other side of Hither Green Station) always has a friendly atmosphere and Brockley Brewery’s (Hither Green) sister site is just a short stroll further along, offering a fantastic spot for summer street food and drinks.
A Smart Investment
Hither Green was recently highlighted as a hot spot for investment in 'Property Investment Today', and with this home's existing charm, and potential to extend into the loft, this house is (without question) a smart investment - in a still under-rated part of se London.

What features of this property appealed to you when you were buying?
When I bought this property in 2015, I was drawn to the fact that it was a fixer-upper with such huge potential on such a beautiful street of similar houses. I loved the original fireplaces, the separate garage for storage, and the option for a loft conversion.
Since moving in, what are your favourite local amenities?
i’m a big fan of the local cafes and pubs, particularly Arlo and Mo for brunch and The Station Pub for a roast. “You Don't Bring Me Flowers” definitely has the best coffee, and has a fun quirky vibe. Mountsfield Park has always been a lovely place to unwind, and i'd often take friends to the local brewery for chilled afternoons.
What are the best transport links locally and how long does it take to get to key landmarks?
Hither Green Station is within easy walking distance, which meant it was easy for me to get into work, and regular visits to Borough Market (which I still love!).
How are your neighbours?
My neighbours are really nice! I have a lovely couple next door, and a lovely lady one door further down, I call her my "surrogate grandmother", who i’ve gotten to know over the years. The street has a warm, community feel that makes it a pleasure to live on.
