A Note from the Homeowner
i’ve really enjoyed living at Tippett Rise. Even though it’s close to town, it’s surprisingly peaceful, especially in the end block. The views are lovely and green from the lounge window, I often see deer, squirrels, and lots of birdlife. Parking is easy, with plenty of spaces right next to the flat, and no need for permits for visitors. The ground rent and maintenance fees are reasonable at £1,200 this year, which is lower than similar places.
The rooms are much bigger than in new builds, with loads of storage. The storage heaters work really well, and despite being all-electric, my energy bills average £135 a month. The management company allowed me to have lodger too, for just £150 a year, so I have made the lounge my bedroom, so please excuse the unusual set up. We have photos of the lounge as is and before, when I bought it, so you can get an idea of the space.
The enclosed grounds have been perfect for my little dog to run around off-lead, and hardly anyone else uses them, so it’s like having a large private garden. The high-speed internet is great – Virgin Media has always been fast and reliable. It’s only a few minutes' walk to the River Kennet, which leads to The Oracle shopping centre or beautiful countryside the other way.
I’ve loved my time here and will definitely miss it!
Agents Perspective
If you want a house feel but a freehold property is just out of reach, this is a fantastic alternative with it's split-level layout. It gives you that real sense of space and separation between living and sleeping areas.
The long lease, low service charges, and reasonable ground rent make it a great value compared to other 2 bed apartments. And while it’s set in a peaceful end block with green views, you’re still right by everything you need. There’s a handy shop just at the end of the road, and from there, you can stroll along the River Kennet straight into The Oracle, no need for taxis, plus you get to enjoy a bit of tranquillity along the way.
The green space behind the block is a real bonus. Even though you’re in an apartment, it feels private and relaxing, perfect for unwinding. And while it’s on the second floor with no lift, it’s a great way to get your steps in - no gym required!
Most importantly, it’s unbelievably quiet for its location. If you’re after a peaceful night’s sleep but want to stay well-connected, this place ticks all the boxes.
Please note - The bathroom requires a refit and the carpets need replacing.
We look forward to showing you around.
