A lovely Grade II listed period house, lying in the heart of the village

Description
Edwards House stands in the heart of this popular village, within grounds extending to nearly 0.6 acres in total. According to Historic England, Edwards House dates from the early 19th century, constructed of stone under a clay tile roof. The roof on the main part of the house has very recently been replaced and has a 25 year guarantee for the works done.

The property now requires completely updating and modernising, but offers over 3,600sqft of accommodation across three floors in the main house. There is an excellent flow across the ground floor and the balance of rooms is ideal for family living, with three reception rooms supported by a kitchen, boot room and utility room. The main sitting room has parquet floor, with Blue Lias flagstones leading into the house from the old front door, which is still there, but not currently used. No doubt this was originally two rooms, with a log-burner at one end and an open fire at the other. There are also two cloakrooms on the ground floor.

Up on the first floor, the principal bedroom has an en suite bathroom, whilst two further bedrooms share a family bathroom. There are two additional bedrooms on the second floor, along with a box room.

Outside
Approached from the village lane, Edwards House has ample off-street parking to the front of the house, with a triple carport to one side. There is a small yard in front of the stone stable block.

Terraced flower beds frame the front elevation of the house, with steps leading up to the front door. Part of the drive spurs off past the side of the house to parking area near the back door and boot room.

Flanked by a lovely stone wall to the east, and hedging to the west, the main gardens lie to the rear and rise up to reveal ever-better views from the top. The garden is laid mainly to lawn, with an area of kitchen garden to one side. Various stone outbuildings provide sheds and stores.

Lot 2
The paddock, of approximately 1.6 acres, is located to the north of Edwards House, with separate road access from the village road. Please note that there is a public footpath across the paddock.

Location
Sitting in beautiful Somerset countryside with walking up onto the historic Monarch’s Way, the village of North Cheriton has an active village hall and a church. It is closely neighboured by South Cheriton, which has a pub, and Charlton Hawthorne, which has a pub and a primary school.

Nearby Templecombe, approximately 2 miles south, has a shop and post office and direct trains to London Waterloo, with a journey time from 2 hours 10 minutes. Castle Cary is approximately 7 miles from the village, from where trains to London Paddington have a journey time of 1 hour 50 minutes.

Nearby Wincanton has a wide range of everyday amenities, such as supermarkets, a cottage hospital, health centre, police station, town hall, butcher and cafés. It also has a renowned racecourse.

Sought-after Bruton, with the Hauser and Wirth Gallery and numerous popular restaurants, and the pretty market town of Sherborne are both approximately 7 miles from the property.

The A303 provides access to the south west and London via the M3.

There is a wide selection of both state and private schools in the area, including Kings Bruton, Bruton Girls, Millfield, Sherborne, Leweston, Port Regis, Hazelgrove and Sexeys.
