About this property
A stunning example of a classic Monmouthshire farmhouse which features extensively in Fox & Raglan’s series of reference books on the subject, Town Farm has undergone a complete and sympathetic restoration in recent years and run as a holiday let since 2020, when the renovations were completed.
Built in 1673, this wonderful and historic farmhouse formed one of the main agricultural holdings in the village of Grosmont. The owners now offer a wonderful opportunity for a purchaser to use it as their private home or continue to welcome paying guests in the form of a bed and breakfast or continued holiday property. With four bedrooms all with en-suite facilities the property lends itself to various commercial options.
The property sits in the centre of the popular village of Grosmont, a thriving community home to a busy village pub serving great food and forming an active hub within the area. Saint Nicholas‘s Church sits behind the property and can be seen in its full glory from the garden and all rooms to the rear of the house.
Original beams and wood floors exist throughout the house and many historic and period features of note set the property apart from many buildings of today. Town Farm has been designed and restored with meticulous detail given to fixtures and fittings and no expense has been spared.
Original cobbles form a private parking space adjoining the front of the house and there is further on-street parking available opposite on the lane to the rear of the Angel Inn for four more vehicles.
The accommodation comprises:
Central Hallway:
The property is entered via the central hallway, and through the magnificent original doorway with 1673 carved above. Original flag stones lead to stone steps then on down to the cellarage, which currently houses the children’s playroom and boot room with utility. The boot room contains spaces for the washing machine and dryer, with oak worktops and sink with mixer tap above.
Sitting Room:
To the right of the main hallway is the attractive sitting room in which the owners uncovered the magnificent original fireplace with inglenook beam and sandstone pillar visiting historians have stated was potentially looted from the castle. Original wide plank wooden floor, ceiling beams and double aspect views with mullioned windows in the classic ovolo mould of Monmouthshire farmhouses.
Second Reception Room:
Turning left in the hallway leads to the main part of the house, first into what the owners use as a games room and houses a snooker table. Purchasers may wish to use this as a second reception room or formal dining room. A limestone fireplace with bolection moulding houses a wood burner, above which are electrics for a television.
Study/Cloakroom:
Off this room is the study and downstairs WC. Dual aspect with views to front and rear.
Kitchen/Dining Room:
This room leads through to the kitchen dining area containing central island, plumbing for two dishwashers, two sinks and electric Aga by separate negotiation, a four ring lpg gas hob, the bottles for which are stored to the front of the property, and a double electric oven. Marble effect worktops Steps lead down to the spacious dining area, triple aspect with 4 metre concertina doors leading onto the patio area and further onto the well-stocked and beautiful south facing garden.
Bedroom No. 1:
An original staircase winds up to the Master bedchamber known as the 'King Charles’ suite owing to the unique plaster reliefs adorning the walls which are thought to show the initials ‘cr’ for ‘Carolus Rex’, although none of the visiting academics can decide whether these are an homage to King Charles I or II. It is thought, however, that given these reliefs figure only upstairs, they possibly honour the first King Charles as recusants Catholics were active in the area during the English Civil War.
Ensuite Bathroom:
The master bedchamber contains a roll top bath with views over the hills and Saint Nicholas' Church, and a cleverly hidden ensuite shower room with WC and basin behind painted panelling. There is also a fireplace, but that has not been used by the owners. Dual aspect with views to front and rear.
A second staircase leads from the snooker/games room and splits off right and left at the top.
Bathroom No 2:
To the right is the second bedroom, dubbed the “Spire Suite“ by the owners on account of its views of Saint Nicholas', church spire towering above. Magnificent views to the rolling hills beyond.
More clever panelling through to a useful wardrobe area with stored water tank within a cupboard and ensuite bathroom with shower over the bath, marble vanity unit and WC.
Bedroom No. 2:
Turning left at the top of the second staircase is the magnificent four poster room, known to the owners as the “Nell Gwyn Suite“. Off this is a single bedroom with further plaster reliefs mirroring those in the King Charles suite.
Ensuite Bathroom:
An ensuite bathroom with bath over shower, marble vanity unit and WC is accessed from the main bedroom.
Beams and wood floors throughout.
Master Bedroom:
The landing area then leads up to the master bedroom in the loft, which boasts the footprint of the entire main part of the house. Three conservation roof lights at eye level afford wonderful views across the hills and church spire and flood this room with light.
Ensuite Bathroom:
At the end of this room is the spacious ensuite bathroom with copper ‘Bateau’ Jacuzzi bath, spacious bespoke walk-in shower, WC, ceramic sink on drawer unit and built-in bookcase which houses the second water storage tank. Engineered oak flooring.
Outside
Outside to the side is a gravelled area with pedestrian access from the private road adjacent to the property, and where built-in storage is housed within the garden wall containing the oil tank.
Garden grounds
The beautiful well-stocked garden sits to the rear and is a best of colour in summer, but with extensive topiary, olive trees and shrubs it looks equally pleasing in winter too. An “Alice in Wonderland“ chess board made from tiles lies in the middle of the garden and on which the owners have a dining table seating 10 comfortably. The original well from 1673 houses spotlights and further lighting has been placed along the garden wall, ensuring the garden is a picture at all times of day and night.
