Turning off the quiet lane and through the gated entrance, you are greeted down the gravel driveway by a picturesque and private cottage which surprisingly is not listed, allowing you more opportunity to extend, subject to planning permission.

The cottage style kitchen has two sections both with attractive solid wood work surfaces and a range of quality units, both base and eye level. In the main kitchen area there is a window to the side with multiple direction lights above and two decorative wooden beams. The theme of the wooden internal doors is carried on and there is also the attractive feature of the large ceiling beam. Additional light is provided by the dual aspect windows to the side. Upstairs

Turning to your right from the dogleg staircase are a few steps directly into the bright and attractive master bedroom, which enjoys a dual aspect with a double-glazed window to the side and rear, overlooking the garden. The room feels extra spacious as the inset double storage closets don't crowd the space. Next to the closets is a vanity hand wash basin with storage underneath.

Stepping down in the larger than expected bedroom two you have a high vaulted ceiling with exposed wooden beams. This bright room has a dual aspect with a window to the front and side and also provides two double storage closets.

Bedroom three also provides a double storage closet and has a double-glazed window to the side. An exposed beam runs along one wall and although this is currently used as a games room, it is comfortably big enough to use as a third bedroom.

The family bathroom has wood effect flooring tiling to dado height and a double-glazed window to the side. The wider than usual bath has wood paneling and a shower attachment. The Heritage white suite includes a hand basin and a low level flush WC, and there is a heated towel rail. There is also a walk-in double shower which is fully tiled and has a RainFall shower head. A wood latch door opens to the airing cupboard and hot water cylinder.

Outside

From the moment you open the gates to the drive of Perseverance Cottage, it is like entering your own sanctuary. A lawned area next to the drive gives way to a paved patio area by the front door where your evening drink would be rewarded by the evening sun.

The rear of the house and the double doors from the Family Room open onto another paved patio area with plenty of space for outdoor seating. Steps lead down to a main garden that is divided into two distinct areas covering approximately 0.68 acres. The first is a more formal garden area laid mainly to lawn with shrubs and plants to the borders.

About half way down there is a dividing gated fence next to the large chicken coop that the owner is happy to leave or can remove. This is also where the large workshop and store can be found but more of that later.

The second section opens out to a large lawned area and both vegetable beds in the ground as well as raised beds that have given my clients many successful and rewarding years of home produce. For anyone wanting to establish their own small holding, you could continue and expand on what is already here.

Further down the lawned area is the 32ft teepee, large enough for several sofas and sleeping area. With an internal fire pit, this has been a fantastic space to entertain friends and family over the years.

There is also a large detached workshop with 3-phase electric power and light. This has been divided in two, creating a useful workshop and a teenager recreational games room. With further work, this would make an ideal work-from-home office space.
