Owner's comments

"We bought The Hollow in 2021 as a restoration project. It has a rich history, built in 1919, and allegedly the first bungalow in Lynton! We have been careful to retain as many of the original features and hidden gems of the property as possible whilst also adding contemporary touches and facilities. It’s a gorgeous space to live in, and we hope it gives the next occupants as much joy as it has given us."

Accommodation

Stepping in from the front door to the side aspect of the home, there is a welcoming feel with an original brick and stone wall to the left and a hallway that opens up to a wide space. This warming entrance has each room of the house leading off and creating an attractive layout with living space on one side and bedrooms on the other. The shower room is to the right, consisting of a stylish suite with a partially tiled surround and original floorboards. It comprises a WC, wash hand basin, heated towel rail, LED mirror and an enclosed shower cubicle. Each bedroom to the front aspect enjoy charming bay windows, two of which have double doors which open out to the front garden. They both also feature more exposed brickwork and the original flooring runs through each of these double bedrooms. In between the two bedrooms is the third room, smaller but also boasting another bay window. Rounding off the bedrooms is the fourth room which is another well-proportioned single room to the side aspect, or an ideal study.

Accessed also from the hallway through wide glass sliding doors is the open plan living space. This space brings the home into the 21st century with its' open plan nature, but still keeping some of the wonderful period features including more of the restored floorboards and exposed brick chimney fireplace. Around this lovely focal point is the sitting area with ample room for a sofa set, flowing into a dining area with space for a table and chairs and a single door leading outside to the patio. Contemporary tall, grey radiators heat the room and there is a breakfast bar affixed to the kitchen worksurface. There is an array of worktop space, along with an abundance of fitted wall and base cupboards and drawers, all refitted as part of the recent renovation project. Also newly fitted is the range of appliances with include a built-in dishwasher, washing machine, full height fridge and freezer, double electric eye level oven and grill. An induction hob sits underneath a fitted extractor canopy while there is an inset one and a half bowl sink/drainer under a window, which creates a double aspect room.

Alongside the extensive works that have gone into making this characterful bungalow a beautiful home, there is even further potential to extend, with partial works having already been done. There were initially plans to extend upstairs, as the large hallways lends itself to hosting stairs and some works have included studwork being erected to form two huge bedrooms and a bathroom. This ready made opportunity to create further space could make this a large six bedroom, two bathroom home with plumbing also already set to connect up to form the bathroom - all access from what would be a large upstairs landing. This exciting opportunity to create yet more lovely space and no doubt strong value, makes The Hollow an incredible prospect for any would-be buyer. A buyer would have to obtain all relevant consents in order to do this work, although what has already been done indicates the great potential of further development.

Outside & parking

To the front of the home is a sloping driveway hosting space to park at least two vehicles, although this could be extended to create more parking by the removal of a lawned section. The home is well screened by trees at the front, creating a sense of intrigue as to the nature of this beautiful home. Access is provided around the side of the home via a pedestrian gate and onto a patio area which adjoins the back of the home, and making for a pleasant outside space. There are fixed storage sheds accessed from the patio as well, which make for handy external storage.

The whole plot extends to approximately a quarter of an acre, although a lot of this garden has not been fully utilised by the current owners and the plot allows for huge potential to develop it further. Steps lead up from the patio which slopes upwards towards woodland. The oil tank is neatly hidden away to the side of the plot, which is bordered with established hedgerows at each side and backs onto the aforementioned woodland at the rear, creating a leafy aspect. As the garden extends towards the back, it is tiered into a couple of different sections, laid largely to lawn with hedges that divide each section. From the top of the garden, quite stunning views over the town can be found towards the dramatic coastline and out to sea. With some time and investment, this garden could make an incredible part of the home, with ample space for further seating areas, a veggie patch, summerhouses or other outbuildings.

Location

The Hollow is found within a short stroll of Lynton town centre, which offers a very good selection of pubs, restaurants, shops and tea rooms as well as its' twin village of Lynmouth. The village is accessible by road, but also by the famous water powered Victorian cliff railway - the only completely water powered railway in the country and a notable, popular tourist attraction. Lynton is located within Exmoor National Park which is renowned for its undulating Moors and pasture land with rivers running down through deep wooded combes and valleys to spectacular cliffs along the North Devon coast. Exmoor also offers a wealth of country pursuits including hunting, shooting, fishing and is also popular with horse riders and walkers. North Devon's superb sandy surfing beaches are also accessible, including Croyde, Saunton (also with championship golf course), Putsborough and Woolacombe about 20 miles away. Barnstaple, the Regional centre, is also about 20 miles and offers the area's main business, commercial, leisure and shopping venues as well as renowned Pannier Market and North Devon District Hospital. At Barnstaple there is access to the North Devon link road, which in turn leads, in about 45 minutes, to Junction 27 of the M5 motorway and where Tiverton Parkway also offers a fast service of trains to London (Paddington in just over 2 hours).
