description
Downstairs, the open-plan kitchen and dining area has been thoughtfully updated, with French doors opening to a garden featuring a patio, mature trees, including a stunning camellia. The entrance stable door is sheltered by a porch and offers access to a downstairs shower room-perfect for muddy paws or runners. The kitchen/diner flows into a separate lounge, and then another porch which leads to the village side. The cottage features engineered oak flooring throughout. Upstairs, the master bedroom overlooks the garden, and offers built-in storage. The second bedroom overlooks the village, also with built-in storage. There is a third bedroom, ideal for a single or double bed, currently used as an office. The upstairs bathroom has been sensitively updated to retain the character. In the garden you will find a summer house, and a view to mature trees. The house is approached via the Barcombe Place entrance, and features a long driveway providing off-street parking for multiple vehicles, ensuring privacy and convenience. There's also a detached brick garage with power and a practical shed for storage. The cottage retains its traditional Sussex style, with hung tiles, flint, and brick walls. Set in the sought-after village of Barcombe, surrounded by stunning countryside perfect for leisurely walks, the property is part of a village that offers a vibrant community, with a primary school, two pubs, village shops, tennis club, allotments, bonfire society, and the Barcombe Cinema.

What The Current Owners Say
We've loved living in this characterful cottage in this vibrant village. It has a cosy coming-home feeling pulling up the drive, past our own small patch of mature trees and striking display of flowers throughout the year. We're delighted with the kitchen we put in, which is a sociable space and has a gorgeous big pantry. The bar fridge by the French doors is also very handy in the summer! Our favourite thing to do is to sit in the summer house and look back toward the house which is like a looking at a fairytale gingerbread house. We both work from home, and have found the wi-fi very reliable, easily supporting us on simultaneous video conferencing.
