A door leads to the kitchen with doors to a cloakroom and to the rear garden.
On the first floor is a large double bedroom to the front of the house with a fireplace with cast iron grate and a range of fitted wardrobes and there is also a study, a second bedroom and a well-appointed family bathroom with fitted vanity units, low level WC and corner bath. On the second floor is the master bedroom with Velux window, range of eaves storage cupboards and a shower cubicle.
To the side of the property is a pathway and gate providing access to the rear garden which is south facing and laid mainly to lawn with mature shrub borders. Adjacent to the rear of the house is paved terrace area with a pathway leading to a garage at the far end of the garden and allowing pedestrian access to Melbourne Road. The garage is approached via a laneway off Melbourne Road. N.B. Other than the garage, there is no allocated parking with the property however there is permit parking available on Spitalfield Lane and on Melbourne Road.

The city offers excellent high-street shopping, many fashionable restaurants, cafes, bars, a leisure centre with swimming pool, sports/tennis club and is home to the Pallant House Gallery and the renowned Chichester Festival Theatre.
Located to the north of the city is the Goodwood Estate, which is famous for its many sporting event days including the much-celebrated Festival of Speed and Goodwood Revival for motor racing enthusiasts, and a season of horseracing including the Qatar Festival. The South Downs National Park is within easy reach being about 2 1⁄2 miles to the north, and Chichester Harbour, along with Chichester Marina and Birdham Pool, are located just to the south-west, the harbour being home to several popular sailing clubs. Also, to the south-west, about 9 miles, is the sandy beach at West Wittering and the National Trust’s East Head sand dune spit at the stunning entrance to Chichester Harbour.
