Why did you buy this property?
When I was searching for a new home, this studio flat stood out to me as the largest and most uncompromising space within my budget. It felt too good to be true, and I was immediately sold. The utility room is still my favourite feature of the flat - being so unusual. I also value having the video entry system, the balcony for extra entertaining space, and the ample storage.
What features of this property appealed to you when you were buying?
It's hard to choose my favourites because this flat truly has everything I was looking for. The utility room, the large windows, and the open-plan layout I guess will be missed the most.
How is the internet speed in this property?
The flat has excellent internet speed. Hyper-optic is available in the building, with 1GB upload & 1GB download speeds, which is fantastic for work-from-home setups, streaming or gaming.
What are your average bills like?
My average monthly bills for water, gas, electricity, and council tax consistently come in under £400.
Has the boiler or any electrics changed in your ownership?
No. The boiler was installed in 2021, when the property was completed, and all the electrics are new from the same year.
Since moving in, what is your favourite thing about living in your home?
What I enjoy most about living here is how bright the flat is and how well it retains heat during the winter. Equally, it can be easily ventilated in the summer, and never feels too hot. The water pressure is great in both the kitchen and bathroom, and the flexible living space is more than sufficient for a work-from-home area. It's also very quiet and peaceful, despite being just 5 minutes from the hussle and bussle of Dartford centre.
Can you share any knowledge that only a local resident would know?
As a local, I know that there's a shortcut through the town centre that gets you to the train station in just 10 minutes. Plus, it's only a 15-minute drive to Bluewater, which means you can order from Bluewater-based restaurants on JustEat/Deliveroo. If you have an electric vehicle, there's free car charging at the Crayford Aldi car park.
What is your typical commute to work? How long does it take?
My typical commute is a 1 hour 30-minute drive to Camden, but my girlfriend occasionally commutes to Canary Wharf in 45-50 minutes from Dartford Station.
What are the best transport links locally and how long does it take to get to key landmarks?
The main train station is Dartford, with direct trains to London Bridge in 35 minutes. It's also just one stop away from Abbey Wood and the new Elizabeth Line, which is excellent.
How are your neighbours?
The neighbours are very nice and friendly. The flat has only one direct neighbour, ensuring little to no noise travel. The communal areas are also very quiet due to the limited number of flats on our floor.
How is it for supermarkets?
There are several nearby, including Lidl, Aldi, and M&S Local, all within a 5–10-minute walk. For larger shops, the big Sainsbury's in Crayford and nearby Aldi are just a 5–10-minute drive away.
Where is the best local sports clubs/gyms?
The Gym Group, David Lloyds, Fairfield Leisure Centre, and Crayford Weights and Fitness are all within walking distance or a short drive away.
What about local parks?
Dartford Central Park is right behind the flat, featuring an athletics track, cafe, open-air theatre, and a charming river.
Best local café?
My favourite is Esquires Coffee.
Favourite Restaurants?
Radhuny is my go-to for the best Indian and Thai food. Other favourites include Efes (Turkish) and Dartford Ribeye Steakhouse.
Finally, any good schools?
Some of the best local schools include Dartford Grammar School for Boys/Girls, Westgate Primary School, West Hill Primary Academy, and Our Lady's Catholic Primary School.
