Tucked away location in quiet coastal hamlet
With 2.7 acres of gardens and land, this beautiful, highly individual end of terrace barn conversion is full of character and enjoys a peaceful location well off the road in this popular, rural parish in the very north of Cornwall. Formerly a cowshed to the adjoining farmhouse, Lower Barn was converted with plenty of thought and to a high standard, with additional character features such as the superb fireplace in the sitting room and the design of the stunning landing, to form a study area.
The barn is very well presented with all the windows have been replaced in the last couple of years, the electrics upgraded and the shower room has recently been completely refurbished. The accommodation comprises a front porch, sitting room with beams and a wood burning stove in the fireplace, a modern kitchen/dining room with a feature range in a brick surround, practical additional space including a utility room, laundry room and a boot room, with a side garden room with easy access to, and views over, the gardens.
On the first floor there is a gorgeous, galleried landing, with a stunning exposed stone wall in the main bedroom, 2 further bedrooms and the family shower room w/c. Warmth is provided by electric thermostatically controlled heaters, in addition to the wood burner. There are solar panels included in the sale.
The large gravelled driveway offers ample off-road parking and turning. The spacious gardens are secluded and feature mature shrubs, lawn, natural fed ponds, bridges and stone walling. There is a hot tub to the other side of the garden room, where there also is a useful shed.
Planning was granted to erect an oak framed double garage (now lapsed) at the beginning of a pathway (which historically was the original route into the old hamlet of Holloborough) leading to the field. The field is open, ideal for children and pets alike although it could easily be fenced to enclose for livestock or horses if required, and has lovely views from the summerhouse towards the coast.
Location
Lower Barn is located in a coastal hamlet within the parish of Morwenstow in the very north of the county.
It is in an area of outstanding natural beauty with a thriving rural community, a shop, an Academy primary school and a popular public house along with beautiful coves, rugged cliffs and wooded valleys. The hamlet of Eastcott is just off the A39, so access is good to the self-contained village of Kilkhampton which has a range of day-to-day shopping facilities, post office and regular bus routes.
Bude is five miles further on with supermarkets, the local comprehensive school and two sandy beaches. The north Devon towns of Bideford and Barnstaple are within a 45 minute drive away and from there the north Devon link road leads to the M5 motorway, Bristol and beyond.
Services
Mains water and electric - private drainage via a shared septic tank
Tenure
Freehold. There is very small area of flying freehold.
Agents note
There is a right of way across the field for a neighbouring landowner. Lower Barn also has a right of way over the track therefore creating separate access to the field.
EPC - E
From Bude, proceed north on the A39 passing through Kilkhampton and after 4 miles take the left turn signposted Eastcott (not Morwenstow). Proceed into the hamlet and on reaching a green area on the left, take the left turn into a lane, and the entrance to Lower Barn is the third little drive off, just to the left of the barn adjoining the green.
