Dating from the 17th Century, a Grade II Listed house forming the end of what was originally a terrace of 3 cottages now split into two, in the very heart of the Ashdown Forest village of Nutley. The property has been sympathetically improved to provide an interesting home with classic period features and spacious accommodation over three floors. There is an enclosed entrance porch with door to the beamed sitting room having an open brick fireplace, and exposed sandstone walling. The kitchen is to the rear of the house and is well fitted with a good range of butchers block style work surfaces, drawers and cupboards under, inset electric hob and hood above, fitted cupboards with glass doors. There is a dining room with open brick fireplace and storage cupboards either side. Rear hall with door to the garden, and a ground floor cloakroom/utility space. The first floor has three double bedrooms and a modern bathroom with full suite of free standing ball and claw bath, separate shower, basin with cupboards beneath and w.c suite. Stairs lead to the upper floor with a further beamed bedroom and en suite shower room. Outside the property has a forecourt providing off street parking for two cars. The good sized gardens lie to the rear of the property laid to lawn with a terrace and a large modern Garden Studio (20ft x 16ft) which is insulated, has electric heating and bi fold doors, suitable as a home office. The west facing gardens are well laid out with mature shrubs and colourful plants providing a good deal of privacy and extends to 145 feet in length x an average width of 35 feet. The house has oil fired central heating with an external boiler and modern tank.
Location
Nutley stands in an Area of Outstanding Natural Beauty between the major towns of East Grinstead, Uckfield, Tunbridge Wells and Haywards Heath close to the East/West Sussex border. Being situated on the Ashdown Forest with its 6,400 acres of heath/woodland there are many pleasant walks available and riding (by permit).
The village has a range of good facilities including a general store, two restaurants, village hall, parish church of St James the Less and petrol station with an additional small shop. There is also a well respected Church of England primary school in the centre of the village. The area is well represented for both state and private schools including Cumnor House, Uckfield College, & Brambletye at Forest Row together with the Michael Hall Rudolf Steiner School.
The larger village of Forest Row lies just over five miles to the north with a surprisingly varied range of specialist stores, shops, cafes/restaurants, and a modern health centre. East Grinstead, Uckfield, Haywards Heath and Tunbridge Wells all within fourteen miles provide a more extensive range of shopping/sporting/leisure amenities and rail services to a variety of London Stations. Gatwick Airport/Station is within sixteen miles including access to the motorway network via the M23.
There are a number of popular attractions locally including the Bluebell Steam Railway running from Sheffield Park to East Grinstead via Horsted Keynes, beautiful National Trust gardens at Wakehurst Place, Sheffield Park and Nymans, and historic houses at Hever and Penshurst Place.
