Location

The property is located on Pelham Road in Grimsby. This is primarily a residential area on the edge of the main town centre with access being gained from Bargate. Other uses in the immediate vicinity include St James School and The Business Hive managed office and co-working space. Bargate is the main arterial road leading in to the town centre from the south.

*Access the property via the right hand gate on Pelham Road - padlock code is 5470.
*There is a key safe to the rear of the property under a canopied area. The key safe code is 1417.
*Then exit the yard and go in through the left hand side gate - padlock code is 5470.
*Go to the front door and use the key to access the porch.
*There is a set of double doors from the porch in to the main building. There is key code lock on this door which no-one knows the code to. If this has been locked shut the doors are a really bad fit so some gently pressure - shoulder / knee - is normally enough to ''pop'' the door open. (Don't panic as you will have already started the alarm countdown at this point in time.
*Place the square fob on the top right of the alarm panel, about an inch from the top to silence the alarm.
*When leaving o arm the alarm, place the fob in the same place until it starts bleeping. If it doesn’t, press the full arm line on the panels display panel.
*In the event of an alarm activation notify sps on quoting SBM027
*Return key and fob to key safe and lock all gates.

Allow and hour for a viewing.

Tbe downstairs lighting is on an auto setting so should come on when the alarm is triggered. A torch is advisable for some of the rear areas and upstairs rooms.

Some floor areas are rough / uneven and there are trip hazards throughout. Some broken glass, although broken windows have now been boarded up.
