The Borders village of Kirk Yetholm lies at the foot of the Cheviot Hills, one mile from the Scotland/England border and approximately 7 miles south of the market town of Kelso. Kirk Yetholm is a picture postcard village which lies across the Bowmont water from the neighbouring village of Town Yetholm. This village is certainly one of the jewels of the Borders, with a pretty village green lying to the front of the hotel.

Kirk Yetholm is a haven for cyclists, fisherman and especially walkers. The St. Cuthberts Way passes through the village and the Pennine Way finishes in Kirk Yetholm, this attracts a huge level of walkers especially in the pleasant summer months.

The city of Edinburgh is a comfortable 1 hour 45-minute drive north whilst a 90-minute drive north will also lead to the Edinburgh city by-pass, the main motorway network and Edinburgh Airport. Equally, the same distance south will also lead to Newcastle and the A1. Other centres located close by include Berwick, Jedburgh and Hawick.

The business trades successfully as a village public house offering the full array of hotel services including a busy public bar operating for locals, residents and tourists alike. Food is served at lunch time and in the evenings. In addition, the rooms are patronised by tourists, walkers, fishermen and visitors to the area all year round.

It is strongly felt that the opportunity would interest those with a catering background or those who have a strong interest in developing the food side of the business. The business enjoys a lot of tourist income, especially in the summer months, but is also well patronised by shooters and fishermen in the winter season.

Throughout the building the property retains many of the original charms and architectural features of a traditional Coaching Inn. All public areas are presented to a very high standard rendering the business in true walk-in condition for a new tenant.

The current owners do not reside in the hotel, however the 2-bedroom letting suite was previously used as an managers/owners apartment. This space could easily revert back to a fully self-contained luxury apartment for new owners.

There is a well utilised beer garden at the rear, outdoor seating to the front as well as a private residents car park.

Heating is by way of a real fire in the public bar as well as newly installed Biomass boiler.
