Buying a home: top tips for neurodivergent folk

Buying a home is exciting but can be overwhelming - especially if you’re neurodivergent and find social nuances tricky. Our guide takes you through the process of what to expect with handy tips to help.

Real estate has “unwritten rules” that can make it hard to know what’s expected and what’s okay to ask or do. 

Here’s a breakdown of what to expect and a few scripts to help navigate this process with confidence.

1. Making an offer: Is it rude to offer less? 

It’s totally normal to offer less than the asking price. This is part of the buying process and is not seen as rude.

A good rule of thumb is to offer between 5-10% off the asking price. This shows you’re genuinely interested in the property but still leaves room for negotiation. 

The estate agent or seller might counter this with a different amount. Don’t take it personally, negotiating is all a part of the process. 

If you would like to offer less, try saying something like “I’ve looked at similar properties and feel an offer of [amount] is fair. Could you please pass that on to the seller?”

2. Backing out of an offer: Is it okay?

Backing out of an offer is acceptable at certain stages, though try to do this before final contracts are exchanged to avoid financial penalties. 

You may feel pressured to continue the process even if you’re unsure but remember, it’s your right at any point to back out if you feel uncomfortable before signing the final contracts. 

Potential reasons for backing out include:

  • Finding a better option 

  • Discovering significant structural or environmental issues 

  • A serious illness or the loss of your job 

  • A significant change in your circumstances 

If you would like to back out, you could say: “After further consideration, I’ve decided to not proceed with the purchase. Could you let the seller know?”

3. Survey results: Can I ask for a price reduction? 

If a survey reveals issues with a property, you’re within your rights to ask for a price reduction to cover the necessary repairs. 

The majority of sellers will understand this and be open to reducing the price. If they refuse, you can decide if you would like to continue the process. 

When asking for a price reduction, you could say something along the lines of  “The survey showed some issues that would require repairs of up to £X. Could we consider lowering the price to account for this?”

4. Deciding an offer price: Who can I ask for help? 

There are many different options available to help you decide a price to offer:

  • Real Estate Agents: They can advise on market trends and typical offers. 

  • Independent Property Advisors: They can help give neutral advice but they may charge a fee.

5. What to expect from an estate agent

An estate agent is a professional who helps clients sell, rent, or manage their properties. Throughout the process, they should be clear, professional, and patient. They’re used to working with first-time buyers, so don’t be afraid to ask questions. 

What to expect: 

  • They should answer questions clearly and provide guidance on each step.

  • They should respond to emails or calls within a reasonable time.

  • If an agent is pressuring you too much or not respecting your questions, it’s okay to find another one.

If you’re feeling worried about the process, you can say something like "I’m a first-time buyer and also neurodivergent, so would appreciate extra guidance. Could you walk me through what to expect at each step?"

6. What to expect from a solicitor

Solicitors help with the legal aspects of the purchase, like contracts and property checks. 

What to expect:

  • They should clearly explain the legal paperwork and what’s required.

  • They should keep you updated on timelines and any fees involved.

  • You’re entitled to ask for updates if you haven’t heard from them in a while

7. What to do if you’re unhappy with the service received?

If a professional, like an estate agent or solicitor, isn’t meeting your expectations, you can ask questions, request a change in approach, or even replace them. 

If you are looking to replace them, look for another professional who has more experience working with first-time buyers.

Some extra tips to get you started: 

  • Scripts and Checklists: Create a script for each type of conversation (offer, survey, asking for updates) to help you feel prepared.

  • Set Communication Preferences: Let your agent and solicitor know if you prefer email or text so you can respond in your own time.

  • Bring a Trusted Friend or Advisor: If possible, bring someone who’s been through the process before for support or advice.
